Zillow is not the Same as the MLS

Putting a Listing on Zillow is not the Same as putting it in the MLS!

An Agent might satisfy a Listing Client by advertising a home on Zillow. However, that will not necessarily get other Agents to bring Buyers. I firmly believe that a Listing Agent is not serving his Client unless he or she is actively soliciting other Agents to bring potential Buyers.

When a property is entered into the MLS, an offer is made to Agents and Brokers who may bring a Buyer. Compensation in the form of a Buyer Side commission is promised to other members of the sponsoring association. Enforcement of this promise is also done by the sponsoring association.

I will not seek to show a home that is not advertised in the MLS to which I belong or unless it is verified as listed in another association's MLS when there is an agreement to cooperate.

If you, as a Seller, want your Listing Agent to work for you (and not only for himself) make sure that your home or property is listed in the appropriate MLS and advertised well with signs and all across the internet.

HI John,

Hope you are doing well! My search for my client is done on our MLS. I am just curious who might have the time to not use the most powerful tool we have for our client?

Thanks, Sheri Sperry - MCNE®, for your comment. I believe the Agent who prompted me to write this is up to something shady. There is no sign on the property and he has over 30 other listings in our MLS.

John, zillow has so much wrong information. I wish potential buyers would just leave them alone.

You make an excellent point about showing homes that are not in the MLS and don't inform about compensation to cooperating agents/brokers.

Thanks, Myrl Jeffcoat. I know the Sellers and the Agent who uses Zillow. I don't think the Sellers know their home is not in the MLS.

True words of wisdom, John. MLS is always the way to go for maximum exposure for a listing and knowledge that the buyer's agent will be compensated for their work.
