Putting a Listing on Zillow is not the Same as putting it in the MLS!
An Agent might satisfy a Listing Client by advertising a home on Zillow. However, that will not necessarily get other Agents to bring Buyers. I firmly believe that a Listing Agent is not serving his Client unless he or she is actively soliciting other Agents to bring potential Buyers.
When a property is entered into the MLS, an offer is made to Agents and Brokers who may bring a Buyer. Compensation in the form of a Buyer Side commission is promised to other members of the sponsoring association. Enforcement of this promise is also done by the sponsoring association.
I will not seek to show a home that is not advertised in the MLS to which I belong or unless it is verified as listed in another association's MLS when there is an agreement to cooperate.
If you, as a Seller, want your Listing Agent to work for you (and not only for himself) make sure that your home or property is listed in the appropriate MLS and advertised well with signs and all across the internet.
