Square Feet in Pasadena?

Small Scale Living in Pasadena at

217 South Marengo Avenue

Cinema Lofts Units Are Under 700 Square Feet

Pasadena Lofts Under 700 Square Feet 217 South Marengo AvenueThis is a look at real estate market activity for the Cinema Lofts complex located at 217 South Marengo Avenue at the southwest corner of Cordova Street in Pasadena.  In this report, I will share information for activity so far in 2017 with a comparison to the previous three full years.  The statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.

Sleek lines and a modern flair combine in creating a particularly eye-catching architectural statement.  Built in 2008, Cinema Lofts offers an opportunity for those who are interested in small scale living in Pasadena. 36 of the 37 residential units at Cinema Lofts are single level with under 700 square feet(many less than 600 square feet). There is also one two story work/live unit with about 1100 square feet and a large patio area.  Additionally, there is one commercial space.

Loft Living in Pasadena Under 700 Square Feet The single level loft units offer an open floor plan with exposed ducting, high ceilings and expansive windows. Concrete floors can be found in many of the floor plans. Some have a small balcony or patio area.  There are laundry connections in each unit.  Despite the small size, the floor plans have a much larger feel.

The location is a short distance to multiple freeways as well as the Gold Line light rail station at Del Mar.  There are abundant shopping, dining, entertainment and cultural options nearby including Old Pasadena, Paseo Colorado, Playhouse District, South Lake Avenue and Civic Center.

Loft Living in Pasasdena Under 700 Sq Ft

  • There is currently one unit available for sale at Cinema Lofts. Newly listed, the loft shows 643 square feet with public records reflecting 550 square feet.  It is priced at $429,000.   Two lofts have been reported as sold so far in 2017.  In February, a unit listed for $388,000 closed for $407,000 and in April there was a similarly sized-unit which sold for $429,000(list price $435,000).

  • There were five mls-reported sales in 2016.  These transactions ranged from $383,000 to $450,000 with an average sales price of $409,600(median sales price $399,000).  Each sold at or above its list price for an average 100.94% for the year.  The average price per square foot was $717.83 in 2016.

  • In 2015, there was one reported sale.  Located on the third floor with no unit above, it featured 18-foot ceilings and measured approximately 615 square feet.  It sold for $398,2000.  Originally listed at $438,880, it had a price reduction to $419,000 before selling in July for $398,200.

  • For full year 2014, there was also just one closed transaction.  It was a top floor corner unit with approximately 540 square feet and sold in December for $380,000(list price $385,000).

Pasadena Lofts Under 700 Square Feet

Obviously living in under 1000 square feet and closer to 500 is not a size that will be the right fit for everyone.  But if smaller size living sounds intriguing there are some other options in the Pasadena I can suggest as well.

Michael, I could definitely do that. I'd just need a pet friendly community. There's something to be said for less space because that also means less to clean and less to maintain. There's no doubt if I were considering a purchase in Pasadena you are the agent I'd be contacting for the best representation.

Good morning Michael Jacobs ,

What a fantastic opportunity for a buyer to be in the heart of things and have a small space to care for..I don't think I'm a candidate but I definitely know some who could! You are the agent to call in Pasadena..no matter what size of condo or home they are looking for.

Good morning Michael. Properly laid out I might be able to deal with 1,000 square feet, but prefer about 1,400 which is substantially down from my former suburban digs! Enjoy your day!

Michael,

Great question you posed, and although I like the look and feel of this, I could not live in that small square footage, just proving that no one size fits all.  A

So many people are opting for smaller living spaces these days.  It would be fine for me but I may have to have a second one for Craig and the "Boys".

Hi Michael - As you point out, it depends on the design - 700 sq.ft. can feel like a lot more. Condo buyers in the Pasadena area would find your market expertise to be a very helpful resource in evaluating their options.

While I'm not familiar with home prices in Pasadena, I'm sure there are potential homeowners who would LOVE the Cinema Loft units. I'd love the balcony, high ceilings, and exposed duct work. I'm eclectic like that.

Hi Michael,

Those who are looking for a minimalistic condo in Pasadena should know that you are the right one to call.  The Cinema Lofts are a perfect choice for that person who wants a small footprint with a large feel.

Michael,

I would absolutely live in a unit like this... if I was single, had no kids, & could find the right loan program to help assist with the buy. I find units like this amazing in the sense that it makes you (or me at the very least) feel like you're part of a thriving community 24/7 (E.G. - daily foot traffic, easy access to local hotspots, numerous entertainment options in walking distance, etc.).

I would also think this would be an ideal purchase for professional individuals (like myself at times) who do a lot of traveling to the area, but have their main residence located out-of-state. If I attained a prominent client in the Pasadena area, you'd be my first call.

Looking forward to your future posts.

It's incredible how location changes price. Around here 400,000 gets you quite a bit. I dont think I could live <1,000 sqft for very long.

Michael, pretty sure I could never downsize that much to fit into only 700 sf.  I have 3500 in my new place.   I like space!
