What Appeals to Younger Buyers?

Millennials are rapidly approaching the age where school days are behind them, and they're becoming a large portion of the first time home buying demographic.  It will become increasingly more important to attract those younger customers in the coming years - so what do most millennials look for in their first home?  

 

Updated kitchens and bathrooms!  This is true of most every customer!  Nobody likes a grimy, old looking bathroom. However, where an older, more experienced buyer may be able to see a diamond in the rough, a younger customer may not have the eye for that just yet.  Also, the younger buyer is likely not going to have the funds put aside for pricey renovations, so a move-in ready home with a modern kitchen and bathroom is going to shoot right to the top of their list.

 

Energy efficiency!! Remember, these are kids that have grown up their whole lives being educated about the enviornment and their impact on it!  Having energy star rated appliances or green living features is an immediate check in the positive box for any buyer, but especially for a millennial!

 

Office Space!  Many millennials are technologically gifted, having been raised with the newest gadgets since birth - cater to that by highlighting a space in a home that could be used as an office.  With the trend towards telecommuting or work from home positions, a devoted work space is a huge plus.  

 

Open floor plans!  This is one that many people don't consider, but many millennials love an open floor plan.  The ease of moving from one space to another is appealing, and things like formal dining rooms or dens don't necessarily appeal to a younger buyer the way they would to an older couple.  

 

How do you plan on attracting these younger buyers as they become ready to purchase their first home?

I notice that many of them are interested in living in downtown spaces and lofts too.  They want to be close to where the action is.  I listened to a program this morning that talked about the marrying age being later.  For example age 28 for women and 30 for men.  That is likely impacting a lot of millennial home buying decisions.
