We have been fortunate this winter so far to not have any extreme hail storms. Usually in Colorado there is dependably one storm per year which means a host of roof repairs. A big part of Highlands Ranch property management during these times is overseeing the entire roof replacement life cycle. Since we manage several hundred properties total we often have multiple in the neighborhoods that get hit the hardest. When something like this happens, it is best to get on top of it right away. There’s a specific number of steps to take when something like this happens.
It is most important to have a few trusted roofers who have done work for you before. These guys aren’t storm chasers and you can depend on them to finish the job at hand. We find that 3 dependable companies are the magic number. You are not always their first and only customer, so where they may be busy it is imperative to have a backup.
You will know when a storm worthy of roof replacement comes around. The hail the size of golf balls, the flooding, the broken windows and siding are all clear signs of damage needing repair on a large scale. The roof is most likely included in that. Roofers like having a pocket of homes to check out. Since we have multiple neighborhoods where we have many houses on each street we can usually arrange a large schedule of homes to look at. The initial inspections should be easily laid out for the roofers as time is of the essence. They need to get out there immediately after the storm, especially if there are urgent repairs, and there often are. Once the roofers determine which roofs they need to address they take over the whole process and go from there. Often, it is very smooth.
