Some things look easier than they really are. One of those things is selling your home on your own. The wish to save money, a bad experience with another agent, you name it, I have heard reasons why a home owner wants to sell the home on their own here in the Manchester NH area.

 


You do not have to wait for Santa to bring you tips on selling your home as a FSBO though, THE TOP 10 TIPS FOR SELLING YOUR HOME FSBO.

 

 

1. Preparing yourself to sell. Schedule time off you will need to complete various tasks needed in the selling process.

 

2. Prepare the home for sale. Make sure the exterior yard is landscaped and free of debris. The interior should be free of clutter. Any repairs should be finished prior to buyers coming to see the home. Walls painted, carpets clean and personal items put away.

 

3. Setting the price. One of the single most important facts is setting your price based on actual market values. Locate similar sales in your area based on size, age, condition and add or deduct for extras or repairs. Do NOT use online estimators, websites or internet estimates, as they can be very off.

 

4. Get your literature ready. Make sure you fill out correctly local, state and national disclosures. The sellers property information form and lead paint forms should be filled out before showing the home.

 

5. Get ready to show the home. First, you do not want just anyone in the home. SO, you will need to learn how to pre qualify buyers. Make sure they are willing, ready and able to purchase the home before letting them inside. Use local and trusted lenders, stay away from those Internet lenders.

 

6. It is showing time, you have pre qualified the buyer and they want to see the home when they are off work. You may need to take time off from your own work, as you do not want to say no to a buyer and they go see another home, they may never be back. When showing the home take emotion out of the sale. Be ready for buyers to say what they like and do not like. It can hurt feelings. Knowing when to talk and when to listen is an art and a must for showing a home.

 

6. GET READY FOR AN OFFER. Buyers like to make offers, not always good ones. All offers should be in writing, on a state of NH purchase an sales and accompanied by a deposit and pre qual letter. DO not get offended when they offer less or when they talk bad about the home to justify their low offer. After all buyers go direct to a FSBO because they want a better deal, to pay less and yes, they will want you to pay their closing costs too.

 

7. You accepted an offer. Now comes the inspection. The buyer shows up with their inspector who pulls the home apart. You again have to take time off, as you will want to be there. Take lots of notes but stay out of the inspectors way. Then comes the buyer asking you fix this, that and the other thing. You may get lucky and they only want you to reduce the price by $10,000.

 

8. Next comes the appraisal. You will need to be there for that too, more time off needed. you may have to do what the listing agent would do by providing key facts and a good selection of actual and real life comps for the appraiser to review. Hope you do not get an out of town appraiser and the home appraises less than the sales price.

 

9. As you get ready to move you wait, and wait and wait. The buyer goes through their mortgage process. The best listing agents are on top of this, so you will have to constantly monitor the buyers progress getting a mortgage. Most deals fall apart during the mortgage process if they survive the inspection.

 

10. It is closing time. You should have already called al the utilities and got the buyer to put them in their name as of closing day. You need to review the ALTA and CD 3 days prior to close. Make sure it is correct, often it is not on the first or second round. Have all your belongings out the day of closing, conduct a final walk through and head to closing.

 

 

The HARD FACTS though are selling a home is not as easy as finding a buyer and closing. It takes time, money, knowledgeand is filled with risks. Risk of saftety for you, financial and the your property. Finding a buyer can be the easy part. Getting the sale to close is the hard part. A GOOD agent really earns their money during this time. Most sellers get frustrated and stressed out before they  can even find a buyer. A good agent should be able to get a higher price and sell in a shorter amount of time than you more than covering any fee you may pay. 

 

The moral of the story is to not rush into hiring just any agent. That we all know that there is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. The key to this story is feelings to matter in real estate and need to be kept in mind in ones actions.
