Have you ever wondered how much your home might sell for?

Or maybe how much a neighbors home SOLD for?

Well our website allows you to keep track of the homes sales in and around your home. This is especially useful if you are thinking of selling, remodeling or even refinancing your Dumfires Virginia home.

Potomac Shores new homes are selling in the mid $600,000 range and brand new two car townhouses are selling for $450,000 and higher. So, home buyers now have some really good choices when it comes to buying a new home compared to a resale home say in River Oaks, SouthBridge, Priceton Woods, Forest Park and even in Four Seasons. Luxury home buyers looking for main level living options are no longer restricted to the Over 55 options.

Open concept homes in Prince William County VA

Homes like this  main level living home to the right sell higher  due to the open concept, Tidewater Design floor-plans and tree lined streets. Demand as boomers are retiring daily across the area is getting stronger.

So it you are thinking of selling, you have competition and you need to know what homes are listing for, what they ultimately sell for and how long it took. In the following link What do homes sell for in Dumfries Virginia  you can see the Active, Pending and SOLD homes in the 22026 zip code area. This will help you prepare and get us to what the homes look like.

Things you may be thinking....

  • Should we remodel our home?
  • Will our home appeal to today's home buyers?
  • What can we do to make our home more marketable?
  • Should we paint your home and stage it to sell it?
  • Would you be better to sell to an investor?
  • What do homes like mine rent for in Dumfries Virginia?

This is what I talk about when I come to see your home.I take a look at your home, the comparable sales around you, and balance that against the updates your home has or does not have. I utilize things such as the most  remodeling Cost Value Report.Did you know that window replacement might costs about $15,000, yet you will only see about a 70% return on your investment? Where as by simply adding new fiberglass insulation to the attic  or replacing your front door or garage door will bring you the best return for your money?

"Caution Needed for those of you who have are thinking of selling  yet have owned your home less than five years."

If you have added a lot of improvements since you purchased you may be in for a shock. So many sellers under estimate the cost and time it will take to sell a home. It can come as a shock. If you are facing a job transfer or specific deadline. The minute you get wind that you may be moving is the time to reach out to us.  We live in our homes differently then when we need to market and sell them. This foyer is a great example. The green was dramatic but sucked all the light out of the entrance foyer. Neutralizing it appealed to far more buyers. A fresh coat of paint..( current trending colors) is never a waist of money.

As with any new adventure on the horizon, it is best to have a plan and a good solid road map to follow. That's where we can help. Don't wait to long, March will be here in the blink of an eyelash!

Let me know if you have any questions. I live in the Potomac Shores community and it is no problem  for me to swing by your home and talk about your options.
