Take It One Step at a Time
To get the ball rolling on building a custom home, there are several preliminary items to address first before you start the building process.
- Engage the services of a real estate agent that has the experience and knowledge to guide you and look out for your interests. Don't try to go it alone.
- Have you decided where you want to live? Location determines price. Be open-minded to other options as some locations may price you out of the market.
- What surroundings do you want to have? Are trees important or living near water? Do you want to be in a neighborhood or out in the country? Do you want as small lot or acres of land? Do you have a preference as to the topography of the land?
- What utilities must you have? Not all areas have natural gas or city sewer. Rural land may not have public water and you may have to dig a well.
- If you desire a neighborhood, are you opposed to having restrictions or an HOA?
- What size home do you want to build? Style?
- Have you seen a plan you like or do you have a copy of a plan already?
- Have you been prequalified by a lender to know how much you can spend?
- Knowing the type of loan you qualify for is necessary to know how to package your loan and get permanent financing.
- Do you have a preference of builders? Are there any you don't want to consider?
- How much time do you have before you must move?

Once we have the answer to the above questions, we can identify some locations to build, find a lot or tract of land, scope out a house plan, vet some builders and begin the process to get prices to build your home. Depending on the area and how busy the builders are, it could take from 6 months to over a year before the home is ready for move in.
