12 Steps to Building a Custom Home

To get the ball rolling on building a custom home, there are several preliminary items to address first before you start the building process. 

 

    1. Engage the services of a real estate agent that has the experience and knowledge to guide you and look out for your interests. Don't try to go it alone.
    2. Have you decided where you want to live? Location determines price. Be open-minded to other options as some locations may price you out of the market.
    3. What surroundings do you want to have? Are trees important or living near water? Do you want to be in a neighborhood or out in the country? Do you want as small lot or acres of land? Do you have a preference as to the topography of the land?
    4. What utilities must you have? Not all areas have natural gas or city sewer. Rural land may not have public water and you may have to dig a well. 
    5. If you desire a neighborhood, are you opposed to having restrictions or an HOA?
    6. What size home do you want to build? Style? 
    7. Have you seen a plan you like or do you have a copy of a plan already?
    8. Have you been prequalified by a lender to know how much you can spend?
    9. Knowing the type of loan you qualify for is necessary to know how to package your loan and get permanent financing.
    10. Do you have a preference of builders? Are there any you don't want to consider?
    11. How much time do you have before you must move?
    12. What are the "must-haves" you have to have and the things you "would like to have.
       

Once we have the answer to the above questions, we can identify some locations to build, find a lot or tract of land, scope out a house plan, vet some builders and begin the process to get prices to build your home. Depending on the area and how busy the builders are, it could take from 6 months to over a year before the home is ready for move in.

I built a home once and it was such an ordeal I don't know if I'd have the patience and fortitude to ever do it again, LOL. Of course, it was in Mexico, so that probably had a huge bearing on it.

If the consumer would follow this list they will find and more pleasant journey to their new construction home.

Many consumers do not realize the importance of #1. A good knowledgeable agent that knows new construction and builders contracts, can be a tremendous asset.

All good questions for agents to ask of their clients. A lot of the time buyers are searching without us and we're not in the know of what they are looking for, much less financing.  Great post!

Debbie - I wish I had done all of these things when I had my house built years ago.  I am happy but over the years I wish I had considered certain things like placement of the fireplace.
