This is understandable since buying a home is the biggest financial investment many people make. You want to protect your investment and the HOA can help do it. When buying in a new home neighborhood, … (40 comments)

With all the HGTV flip and remodel shows, buyers have become much more sophisticated and have raised their expectations when it comes to features in their new homes. The trends are constantly changing. Products that used to be considered upgrades are now becoming the standard features offered by new home builders in Clarksville.

If the home is in the moderate price range of $200,000 to $300,000, certain features must be included or buyers feel cheated. These used to be big upgrades but now you can pretty much find them in all new homes above $200,000. Builders want … (28 comments)

clarksville: Spring Forward 2017 on Sunday, March 12 - 03/08/17 04:08 PM
Spring Forward 2017 | Get a Jump on Your Internal Clock

This weekend we spring forward and start Daylight Saving Time again. On Sunday morning, March 12, 2017, the time will move forward one hour so daylight hours are pushed to the end of the day.

Most of the states and many foreign countries participate in this practice. In Tennessee, we will be turning our clocks ahead. This happens every year on the second Sunday in March at 2am. On the first Sunday in November at 2am we will turn our clocks back one hour.

This messes with my system and my internal clock. I rarely … (46 comments)

clarksville: Beat the Competition or The Competition Will Beat You - 03/05/17 05:26 PM
Had Lots of Showings? Got No Offers?

Sellers putting their homes on the market in Clarksville TN want to know how quickly they can expect an offer. With a 3-4 month supply of homes, if a home is not getting offers then this is a clear indication that something needs to be done quickly.

It is even more troubling when there are lots of showings and no offers. Why are the buyers rejecting the home? The main reason there is no offer is the competition is better. Buyers are moving on to something they perceive that's better.

What can be done to increase the chances of getting an offer?

clarksville: Odors Are Not Always What They Seem - 03/03/17 06:48 PM
The House Smells Like Cats
This is not what you want to hear on your listings especially when you know the seller doesn't have a cat. Bad showing feedback is hard to deliver to the seller. Our job as the listing agent is to share the good with the bad and to figure out ways to overcome the negative in the future.

We want the property to sell and if the price is right and conditions are good, the offers should come in. Negative feedback spreads from one agent to another and should be taken seriously and addressed.

When I got negative feedback that my listing … (24 comments)
