When I am representing buyers getting a new construction home, I always recommend they hire a home inspector to do a pre-drywall inspection and again when the product is finished at walk through.  Just because it is a brand new home doesn't mean there weren't mistakes made.  Jay Markanich points out one such mistake here, but I've seen much bigger ones in new construction.  Protect yourself and hire a home inspector.  And if you are buying in Northern VA, odds are good that Jay will be available to help you with yours.

Everything was high end - materials, appliances, and there was an elevator to all four floors.

The HVAC professional drew an arrow to attempt to inform the buyer which way the air was flowing.

This is so an air filter can be put in with the air flow arrow pointing in the right direction.

Air ALWAYS flows toward the unit.

But this "professional" drew the arrow in the wrong direction!

The yellow arrow is mine.  I put it there so I could put this photo on the report.

Of course we talked about it during the inspection and how to properly insert the filter.

We both just shook our heads.

You'd think when you spend so much money buying a house that the little things would be properly taken care of.

But think again!

My recommendation:  keep in mind that new construction requires a home inspection.  No matter the price!  Be circumspect!  Call an informed and certified home inspector who sees the big and little things.  And in Northern Virginia insist on Jay Markanich.

Hi Chris Ann Cleland - Many buyers do not realize that the builder's agent is not there to help them. It takes a buyer's agent to watch their back.

The workers who built the complex of homes where I live in Hawaii did a terrible job on some of the houses. My ductwork was all messed up. Nobody discovered it because they did not use AC. My home inspector missed it. It's up in the attic so I didn't see it.

Also, my friend's house (same model)  her shower floor hole is not aligned with the waste pipe so water drops under her house. It's been that way for 27 years.

The duct work in my house is nuts.  The windows were installed impropertly and the roof trusses were cuts 90% through and improperly repaired.  Only one of these got caught at the inspection we did, which wasn't with Jay.  His thermal camera would have caught the other two issues.

It's crazy what our inspectors find on new builds and resales Chris Ann Cleland . I'm glad you reblogged Jay Markanich post! It's important to keep getting this information out to the general public. New build just because it's 'NEW' doesn't mean it was built right.
