It’s one thing trying to sell your home by simply handing it over to an estate agent. Sure, the house will likely sell at some stage and you’ll be left with your cut, but if there’s potential for you to do some of the work yourself and gain more in the end, then you should by all means take that opportunity.   You don’t have to have an advanced understanding of the real estate market. Signage That Works

One small “For Sale” sign in your front yard may draw some attention, but you can easily take it further. Contact a neighbor closer to the main road connecting to the road your property is located on and ask if you can put a sign there. The sign should not only show which home is being sold, but also the contact details of your estate agent.

These will prove significantly more effective as they draw more attention and allow you to place more information on the sign.

Physical Advertising

It may seem a little outdated, but direct mail, print advertising and any other physical marketing can go a long way in making your sale more known to the local community. These methods are usually cost-effective and easy to organize.

Good Photography

All your online advertising is of no use if you don’t have images showing every important detail of your property. Good photos are essential. This includes exterior shots of your front yard. Crop out any unflattering refuse bins, sidewalks and cars. Clean up your flora and take numerous shots and close-ups where details are otherwise hidden by shade. If your house has good night lighting, consider taking pictures in the evening where it can be shown. Be sure to include images of any pools, storage units, garden sheds, ponds, entertainment areas and virtually any other outdoor features that add value to your home. Interior photographs should be comprehensive, high quality and well lit. Even if you have to do some cleaning up to make them more flattering, it will pay off in the end. Remove any unsightly objects such as trash cans and litter. If you have the means, try creating a virtual tour or some 360-degree images to make things even more interesting.

Open House

Hosting open house days will not only help you market your home, but also give you a good indication of the general interest that people have in your property. It will also help you find out what potential buyers think, and help you make improvements based on their opinions. At the end of the day, as long as your home is something you would consider buying in its current state, it should be something that will entice other people. If it looks good, it will sell. All you have to is find the right buyer.
