I got Yelled at yesterday
Sometimes I just want to throw up my hands and say "ENOUGH"!
You can not make everyone happy they said. But I did believe you actually could. Did I deserve it? Most likely no. So what that did I get yelled at for? I listed a Manchester NH area Home For Sale. I went over what has sold in the area. What they price the Seller should ask and what price the home may sell for. The seller was two siblings selling an estate sale. I worked with the local seller as the sibling was out of state. He wanted a quick sale at the best possible price.
We listed at the higher end of what other homes have sold for. I let him know what my marketing plan was, and how it would attract the most potential buyers. Our goal was to have the home under contract in two weeks. The first two days i had 7 showings, 4 offers later they were all presented to the sellers. We went over the pros and cons of each. They chose the best price, strongest buyer and a 45 day closing time.
Each sibling reviewed and signed the offer then it started. "I sold the property too fast." The battle within spilled over to me. Yes it was possible to get a high price and sell the home quickly. Other agents they interviewed game much much lower values. Said it would take 3-6 months to sell. But why would the sibling dwell on those they did not hire. They hired me for a reason. I came highly recommended. I told them the hard truths. I told it like it is. I gave them solutions to those issues they would have selling the home needing a great deal of repair. Using those solutions i reached out to potential buyers and their agents and got them in the home. I did not wait for anyone to come find the home for sale. I marketed. I advertised and I reached out.
The result was areal good offer right where it should be. The result was a buyer not asking the seller to fix anything or pay for any repair.
You would think they would have been happy to sell the home. Not have to pay the high property taxes any longer. To not have to pay to heat it through the winter. In the end one was happy and the other not so much. When the yelling ended. Elation set in. There was no thank you but the yelling stopped. The thanks from one over shadowed the yelling of the other.
The moral of the story is that you can not make every one happy. You can though do a great job. You can weather the storm and in the end the hard work of an agent shows. I sold the home. I got them full price. I got them the quick sale they asked for.
A Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
