As her mother and sister, niece also lived in the home, she needed to find a replacement home with room for them all, but at a lower price point. We rolled up our sleeves, staged the home, made needed repairs and sold it quickly. We also quickly found a new home for our client just several miles away that was not too much smaller, but at almost half the price of the one she was selling. Financially, this was a major relief for her. But that's not the end of the story....
... the new purchase was not without drama as we were doing back-to-back closings. At the closing the settlement attorney announced that the home my client was about to puchase, which was an estate sale, had not been properly probated. (Turned out that the agents handling that listing never asked if the estate had been probated.) And we're still wondering why it took so long for the settlement attorney to realize this fact. Our client's possessions were all on a truck waiting to move in... after a phone call by the attorney to the County judge by who handled probate cases explaining the situation, the judge allowed the closing to take place on the condition that the seller submit all her paperwork by end of business day. She did and disaster was averted!
