Sales Prices Paused at their Recent New High, with Closed Sales Rocketing up to the Year's High for Camas WA in September 2020

We have another very strong showing for Prices and Units-Sold; although New Listings and Pending are starting to ebb. Active Inventory fell significantly to less than one month's of supply. Here are the highlights for this month:

  • The Short-Term Average Price Trend held steady this month and is 9.30% higher than last year ($49,189); with the 12-Month Moving Average now strongly positive at 9.26%
     
  • The Inventory level dropped 0.2 to a super-low 0.9 month's of supply for pre-owned homes.   
     
  • Approximately 76 Resale Homes closed in September 2020, compared to 52 Sold in 2019; which is 24 more (46.15%) compared to last year, and 13 more than last month;
     
  • REO/Bank Owned property sales were 0 units (0% of total); down from 1 (1.9%) in 2019. 
     
  • Short Sale /Pre-Foreclosure property sales were 1 units (1.32% of total); up from 0 (0%) in 2019.

The Average Sales Price is now at $578,003, which is approximately $109,991 higher than the Clark County average for this month (a goodly decrease from last month, as the County Average rose quite a bit).

This month we see that the recent strong surge in unit-sales has allowed the short-term unit-volume to hit an all-time high! In fact, the long-term trend has also moved up to an all-time high for this measure. With this strength in unit-sales, the Camas market is now ahead of last year by almost 2% for this measure - not bad in a year the State has the economy so strangled.

Next we go to the chart below which highlights the Average Closed Sales Prices:

With strong demand the prices have remained in a positive growth mode at or near the all-time high. With the economy starting to get back to work we expect reasonably strong price-support in the near-term.

The Inventory-by-Month graph shows the Closed Sales rocketing up; while both New Listings and Pending Sales falling substantially after their peak last month. The Active Inventory level fell to 0.9 months of supply, which will keep prices higher; and make it tougher for home buyers to find properties to choose from.

The middle chart shows both Average List Price zooming to an all-time high owing to an $18,000,000 luxury property going Active; while Closed Sales price eased slightly from its recent all-time high.

Finally, the Average Days on Market increased by one week;  while the Median fell by 2 days.
