Well I just wanted to comment on my recent experiences in the San Diego Housing market.
I have been showing buyers homes for the last 2 weeks. We have found some really good homes and some really bad homes. Altogether we probably looked at about 16 homes.
The first week, we looked at homes on Friday and they really liked this one home that came on the market the day before. They weren't sure they wanted to make an offer yet though. I called the agent the next day and asked him to tell me if they got any offers on the property. I got a call back 2 hours later, saying that property was under contract and they had recieved over 8 offers in the last 12 hours.
Ok, listed under 48 hours and getting so many offers, is showing that if a home is priced right, THIS MARKET CAN MOVE! (This was NOT a short sale or Foreclosure)
Then setting up appointments for the following Friday, I called and set them up on Wednesday, then double checked Friday morning. Of the 7 properties we were going to look at that day, 2 were under contract (And One of them just came on the market that week). This MARKET is really giving me a different impression from the media!!!
I found replacement properties and one was a property that was Listed just that WEDNESDAY. We went and looked, and the one that was listed on Wednesday, had a lot of positive features, but also some negative ones. The buyers liked it, but felt they would have to put money into it before they could be happy, and didn't want to do that. But, just in case, I called the agent and asked her to let me know if any offers came in on that property. Yep, you guessed, it...45 minutes later, I get a call saying that property was under contract. This is Amazing.
So, I just want to say, that San Diego is a GREAT place to buy a home. The homes that are Priced right, move very quickly, and...there are some GREAT DEALS to be had. So if you are looking to buy a home,check out San Diego. Prices have come down, and with mortgage rates starting to rise, NOW is a great time to lock in your interest and get yourself into a home! The ones that are real deals (and they are out there every week) are going FAST! So ...Get off the proverbial Fence!
