Some Carlsbad home buyers desire more space than a 3-bedroom single family detached home provides. It may be due to an expanding household, a desire for multigenerational living options, a need to extra space for an at-home office, or perhaps room for guests.

  

The inventory of single family detached homes remains limited in Carlsbad compared to demand, which has resulted in homes selling quickly, with many selling over asking price.

As of this writing, there are only 3 weeks of inventory of 4-bedroom single family detached homes, based on the rate of sales for the last 3 months, which is a very strong sellers’ market. 4-bedroom homes currently make up 50% of the total inventory of detached single family homes for sale in Carlsbad.

 

 

CURRENT LISTINGS OF 4-BEDROOM HOMES IN CARLSBAD

 

32 detached single family homes

List prices range from $640,000 to $3,395,000

Living space ranges from 1640 SF to 6398 SF

Average Time on Market – 30 days (3 listed for over 100 days)

Average List Price - $1,606,609

Median List Price - $1,399,999

Carlsbad buyers who desire a 4-bedroom single story home have limited options; there are only 3 single story homes available currently.

 

Current listings vary in age, from 1960 to 2012; there are no new construction 4-bedroom homes listed.

PENDING 4-BEDROOM HOME SALES IN CARLSBAD

 

Compared to the number of listings, there are 41 4-bedroom Carlsbad homes with a pending status; list prices from $800,000 to $3,899,000. These homes were on the market an average of only 9 days before going pending; and the majority, 80%, went pending in 1 week or less, with buyers making quick decisions…something to keep in mind if you are in the market for a new home.

 

 

SALES OF 4-BEDROOM HOMES IN 2021 YTD

 

200 4-bedroom homes have sold in 2021. This is 40% of the 499 total detached single family home sales.

 

The average time on the market (Days on Market - DOM) was only 11 days; the majority of the homes, 137 (68%) went pending in 1 week or less, a good indication of competition and quick decisions by buyers, a pattern we’ve seen for months now.

 

Sales prices ranged from $685,000 to $2,750,000, with an average sales price of $1,436,344, and a median price of $1,385,000.

 

Carlsbad home buyers negotiated some money off the original asking price, however the majority of buyers, 83%, paid full price or more for their new homes, a reflection of the tight inventory, competition and multiple offers.

Hi Grant Schneider  Good question. In this case the single family home is attached, with 1700 SF approximately and 4 bedrooms. Not bad in our area for the price of $640K!

I think the same is true here George Souto . Buyers I have been working with recently, and in the past, are looking for that home office space, and in some cases room for 2 offices or workspaces.
