Sales Prices still 33% Higher than last year; with continued Strong Unit-Home-Sales for Camas WA in July 2021
Continued strong demand for homes in this community, combined with only a modest increase in new listings, is keeping the sales prices much, much higher. The extremely brisk pace of sales also continues. Here are the key points for this month:
- The Short-Term Average Price Trend moved up about $10k and is 33.38% higher than last year ($182,022); with the 12-Month Moving Average now massively positive at 22.85%
- The Inventory level improved modestly to 1.1 month's of supply for resale homes.
- Approximately 66 Resale Homes closed in July 2021, compared to 63 Sold in 2020; which is 3 more (4.8%) compared to last year, and 13 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
The Average Sales Price is now at $727,386, which is approximately $183,441 higher than the Clark County average for this month.
Next up are two custom graphs, with the first one showing the number of homes sold (Unit-Sales); providing Short Term and Long Term trends:
Camas Resale Home Sales - Units Sold Trend July 2021The trend for the short-term has slowed slightly but not enough before it set a new High. The long-term line did stop its rise, showing horizontal movement although in record high territory compared to years past.
The second custom graph below shows the Average Closed Sales Price Trend:

Both Short-term and Long-term trend-lines are clearly showing how strong the current Bubble-Action is in this market. With prices increasing at a pace over 30% per year, this is clearly an un-sustainable trend when using historical price-change as our guide.
With the much higher level for sales prices, we are seeing more New Listings, AND Affordability issues dampening Pending sales. As a result Active Inventory for resale homes has finally improved modestly, now at 1.1 Month's worth of Supply.
Our last graphs come from the RMLS Statistics package showing this month's results in a mixed-line-bar-graph format (the month of June's preliminary data is posted as well):

The Inventory-by-Month graph shows New Listings not much different than last month's relatively high level. Pending Sales posted a significant decrease, which may be a signal for a change in this market. Closed Sales moved down 5 units from last month, but still at a strong level.
The second chart shows the Average List Price and the Closed Sales price posting strong numbers reflective of the strong rise in sales prices.
For the final graph, the Average Days on Market fell by 1 day to 9 - which is perhaps the lowest level seen in over a decade. The Median dropped 1 day to 4 days - we now have 8 months in a row with the Median at only 4 or 5 days!!!
