Severe Weather Alert for February 2 - 3 2022

By
Real Estate Agent with DFW FINE PROPERTIES 0506509

This is Groundhog day and it's no joke! (I took this photograph in Switzerland a few years ago). Severe winter weather is in effect for a vast amount of North Central and Northeastern Texas. The streets in Flower Mound are already covered in icy rain. Predictions are for freezing rain, heavy mixed snow with up to two inches of ice, gusty winds likely to topple power lines and cut electrical power, wind and chills may result in hypothermia if precautions are not taken. The effect is NOW until TOMORROW late afternoon. Stay tuned to weather channels.

PLUMBERS ADVISORY ALERT FROM C&W PLUMBER

  • Disconnect all outside hoses and insulate faucets with Styrofoam covers or wrap in towels or newspapers around outside faucets, securing with duct tape or rubber bands.

  • Locate your home's water shut off valve and verify if you have access to it.

  • Keep utilities and contact numbers handy

  • Keep heat to any plumbing on outside walls as warm as possible.

  • Open cabinets to let warm air flow

  • Turn indoor faucets to slow stream

  • For garage and attic access, a space heater can be used ONLY if safe and not near COMBUSTIBLES

  • If you see water flow out of a fixture within your home but you don't see water leaking anywhere, water within the pipe is likely frozen.

  • Don't panic.

  • If you are seeing any water in your home, the water in pipe may be frozen but it doesn't necessarily mean the pipe is broken.

  • Get heat to the area. If you suspect the water within a pipe is frozen, try to get as much heat as possible to the area with open cabinet doors, open faucets to allow air flow into pipe. Use a space heater ONLY if safe and don't leave Space Heaters unattended. Use blow dryers if necessary but don't let them overheat or unattended.

  • If pipe is frozen, wait for ice to melt.

  • Once ice melts, if a broken pipe exists, that is when the water will begin to flow and can cause flooding. As temperatures raise, keep an eye on areas that were frozen and watch for water leaking. Keep towels handy.

  • If a leak is found after the area thaws, turn off water at your home's shut off valve.

  • If you are unable to shut off valve, call utility department, city's non-emergency department, and local plumber can turn off the water.

My personal advice: If you have a memory foam gel mattress, do not sleep on it. Last year during the Ice Storm mine froze and I nearly froze to death.

Check on neighbors and seniors. If they don't answer the phone they may not have electricity. Stay off the roads and don't drive.

Patricia this one is supposed to make it up my way, but we are just supposed to get rain, by the time it reaches us.  We will see how accurate they are, my guess is they get it completely wrong.

I was just thinking about you this morning and wondering how much in the path of this storm you might be in. Great advice, Patricia... in areas where one doesn't often see this kind of weather, people really don't know how to prepare for it. (It's true here in Charlotte, too.) Please stay safe and warm.

Hello Patricia - I remember last winter and the severe weather conditions you and many others experienced.  Be safe.  Stay warm.  Proper preparation is important but as we know things can and do happen in all sorts of situations.

Endre Barath, Jr. - I'm laughing at your comment! I think should all heed the warnings from Phil's EX wife! Thanks for sharing and lifting my spirits this morning with a belly full of laughter!

Kat Palmiotti - The weather shifted quickly yesterday afternoon. It didn't take long for freezing rain to stick. Last night, it was difficult to sleep because of the pounding ice all night long in every window in my house. When I peaked outside around midnight, my patio and the streets were glossy ice. This morning there's a layer of snow on top of ice. It's still very cold and now it's raining. But the GOOD news is my furnace is still running and my faucets are still streaming a small amount of water! So, for now, I'm doing fine!

Nina Hollander, Broker - you can check my comment to Kat for the current weather report I wrote at 8:15 a.m. this morning. People who don't live in the south don't understand how treacherous it is when we have a sudden winter storm that causes road hazards. Plus, since I moved to TX in March 1997, we now have so many layers of overpasses and bridges newly constructed that scares the heck out of me! I learned quickly during my first ice storm with a different car that my car would not go up a highway incline! Rolling backwards on a major highway and there's no shoulder to pull over to is a nightmare! I actually had to pull a U-Turn and turn the car facing traffic the wrong way to get to the exit ramp to get off the highway! I count that as one of my scariest experiences in TX!!! Our roads are not designed for freezing rain and ice! I will not do any driving while this severe storm is here.

Michael Jacobs - you have a good memory! Thank you for remembering how dangerous it was for me and other Texans' last year. So far, the roads were covered in ice when I checked around midnight last night. It is now covered in snow and freezing rain is falling once more.

I want to thank everyone who was thinking of me and other Texan's. Your thoughts and remembrance warms my heart. Thank you!

Patricia Feager, MBA, CRS, GRI,MRP hi Patricia... and that's exactly why when we have icy and/or snowy conditions in Charlotte, which thankfully are not common, I do not drive anywhere.

Nina Hollander, Broker - My new out-of-state Buyers arrived. We were scheduled to meet yesterday. I explained why I couldn't and I talked to Mr. Buyer last night. They understand. Hopefully, if road conditions improve, I'll be meeting them tomorrow or Saturday.

Ron and Alexandra Seigel - The freezing rain was still pouring up until a short time ago. It is now 10:05 A.M. and I just looked up from my computer. We have big fluffy white snowflakes falling down! Such a rare sight! I don't dare walk outside because it's all ice underneath. Thanks for your concern!
