April 2022 Update
April 2022 started out with the first sunny day in a long time, after Door County received inches and inches of rain (thankfully not snow) during the latter part of March, with plenty of cool temperatures and gloomy skies.
As such, many of my own listing clients decided to hold off on new releases until April, hoping for better weather and also more exposure with the Easter 2022 holiday as well as many northern Door County businesses re-opening for "the season" in the later part of April. In another 4 weeks, most of your old favorites (and some new ones, including Lost Tuk Tuk in Ephraim, specializing in Thai food) will be back in operation.

However, as we present our April update, we also want to state that we are aware of everyone's frustration with the Door County (and nearly every other) real estate market right now--some people just can't seem to get a break. Most homes are getting multiple Offers within 24 hours of hitting the MLS. Prices have consistently risen over the past year, also, with new construction prices being adjusted higher almost monthly.
We DO feel this frustration. I am averaging 5-15 calls, texts and emails per day from Buyers inquiring about properties, but also still setting up their search criteria (or adjusting it) for 2022. We will help you however we can. I currently have existing product ready for almost immediate delivery in many locations, from Ellison Bay waterfront homes for sale to southern Door, with Nasawaupee investment properties on the beach close to Potawanomi State Park.

We have new listings coming on the market in April in both northern Door County and Southern Door County/Sturgeon Bay. Also, if you want to find out what properties are SELLING for, you can sign up at moredoorcounty.com and when you set up a specific search (very easy: choose your Door County towns and villages, price point, number of bedrooms and baths and you're done) we will also send you the SOLD listings that meet your criteria, too, so you can see what homes are selling for (so many are going for over asking price right now, with multiple Offers).
Today, we know that April showers (yes, it's sprinkling again) will bring May flowers--specifically, the Door County cherry blossoms everyone loves. I have some great new inventory coming on the market this month, too, and that is yet another reason to sign up at moredoorcounty.com--to get new releases as soon as possible. Right now, I know our office will be bringing on new listings in areas from Egg Harbor to Ellison Bay (with several coming on in Sister Bay) and we'll be releasing these over the next month as the marketing is prepared. Also, our condominium listings at Waterfront DuNord have started construction and will be ready for autumn occupancy.
So if you've been discouraged about your 2022 Door County property search, I see two reasons to be encouraged. First, this weekend we saw the number of new listings outpace sold properties for the first time in the MLS in several weeks (with more to come). Secondly, our Buyers know they have to be prepared in this market---to have your pre-approval letter ready, or your cash statement available, and be prepared to write your highest and best Offer--we're ready to work with you as quickly as possible to schedule showings and submit Offers.

We had a strong Buyer's market here from 2009-2015 (six years!), and only in the past 3 years has it been a true Seller's market.
