First Quarter 2022 Mecklenburg County, North Carolina home sales kept the County a seller's market with just 0.4 months of inventory. Mecklenburg County includes the seven cities and towns of Charlotte, Pineville, Matthews, Mint Hill, Davidson, Huntersville, Cornelius.
During the first quarter of 2022, Mecklenburg County saw both inventory and months supply of homes decrease substantially compared with the first quarter of 2021. Both median and average sale prices increased 19.5% and 14.2%, respectively, during the first quarter of 2022 compared with the same time period in 2021. These price increases can be attributed to the razor-thin inventory. Days on market were 21 -- down 23% versus the same period one year ago. Mecklenburg County homes continued to sell quickly and closed sales in the first quarter of 2022 were down 7% compared to the same quarter one year ago. You just can't sell what you don't have to sell.
In Quarter 1 - 2022, Mecklenburg County saw a:
- 14.2% increase in average sale prices (to $468,446) year-over-year.
- 19.5% increase in median sale price (to $388,300) year-over-year.
- 45.5% decrease in inventory of homes for sale year-over-year with just 828 homes for sale.
- 7% decrease in closed sales year-over-year (4,550 closed sales).
- 43.4% decrease in the months supply of homes (0.4 months supply) year-over-year.
- Days on market year-over-year decreased 23% (21 days on market).

102.1% percent of original price received (up 2.2%), indicating virtually no window of opportunity for buyers to negotiate on price.
