Do some Drivebys  ⇒ ⇒ ⇒  

Many would-be homeowners only visit their potential new home right after work or on a Sunday afternoon and make a quick decision about the house and neighborhood. However, there is a better way to investigate a home.

You should take some time to visit the home early in the morning, late at night, and at various times on the weekend. Take note of everything you see. Keep an eye out for the following items:

  • Children playing in the yard
  • People working on projects outside
  • The number of cars parked on the street
  • The level of noise
  • Are people congregating at a particular home or place

All of these things can give you a feel for the neighborhood and indicate if this is a good fit for you and your needs.

Awesome advice, I always tell my clients to drive by on the week nights and especially on Friday night.... sounds like I am trying to talk them out of a sale, reality is I want life time repeat clients:))Endre

Good morning, Joy... I've long advised this to my own clients. These days, homes are selling so quickly, buyers often have no time to plan drive-by's unfortunately.

You are right, it's a different market.  We are finding many of the homes are "coming soon" before they are listed, so in that case they can do a "drive-by!"

Hello Joy - a buyer's due diligence can include so many different aspects of thorough investigation.  Understanding a neighborhood and how it fits the needs of a potential purchaser is definitely a part of the overall picture.
