The following data are taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable at the time this report was published, but are not guaranteed.
13 Solana Beach homes sold in June, 4 fewer than last month. Here are the details:
Single Family Homes Sold
4 (down by 7); 3 Average Days on Market; Average Sales Price $2,662,500 (down 10%); Average Sales Price was 102% of original asking price,
Condos, Townhomes and Duplexes Sold
9 (up by 3); 9 Average Days on Market; Average Sales Price $1,526,666 (no change); Average sales price was 102% of original asking price
Overall sales volume in the Solana Beach housing market for June declined, and due to the decline in single family home sales. There were several more condo, townhome and duplex sales than last month. The average sales price was lower for single family homes; the average sales price did not shift for condos and townhomes compared to last month.
The average marketing time for single family homes dropped to only 3 days, but was several days longer for condos, townhomes and duplexes. About half the homes (46%) sold in 1 week or less. It’s obvious many buyers decided quickly about seeing homes and then making offers.
While some buyers negotiated their sales prices down, well more than half (77%) of the buyers paid over asking price for their homes.
Sales prices ranged from $850,000 to $3,600,000. The median sales price of the condos, townhomes and duplexes in June was $1,500,000 (up 7%). The median sales price of the single family homes was $2,462,500 (down 9%).
At the end of June 2022 there were 23 homes for sale in Solana Beach, 6 more than at the end of May, ranging in price from $643,000 to $14,995,000.
Solana Beach has an inventory of 1.4 months for condos, townhomes and duplexes (up from 23 days last month), and 1.7 months for single family homes (down from 1.7 months last month), based on the rate of sales over the last 3 months.
Solana Beach remains a very strong seller’s market.
There were no Under Contract listings in June versus 1 in May at the time this report was written.
In June 15 new listings came on the Solana Beach real estate market, compared to 18 new listings last month. The number of homes that went pending (excluding those homes that sold in June) also dropped from 12 to 7.
