Friday Open House, It Works!

By
Real Estate Agent with Heather Roda Broker

This is a continuation of A previous blog. I don't have an exact count on how many agents do Friday Open Houses in our office, But when ever I see a sign I always try to stop by and say hi. It allows me to see the inventory and be supportive. That's one of the many great things about Keller Williams, we are team players.

Why not hold an open house from 11-2? Its great for busy families who don't want to give up their weekends. Both from the clients perspective and the agents perspective. Try doing a 3-6 Open house, you will capture all the after school traffic as well as the after work commuters. This work best in town where your signs are visible. The more signs the better!

I usually have bottled water and prepacked pretzels or granola bars. People tend to stay and ask questions if they are not starving. If fellow agents have listing in the same neighborhood I suggest you get together an do the 3-6 on the Friday afternoon. With all the signs your bound to make a big impression and have a better turn out. I just saw on another blog where they bring a small bucket of toys, great idea! I do it in my car for clients, But I didn't think to do it for an Open house.

 Good Luck

Hi Lisa, it is not unusual to do open houses in my area, on Thursdays or Fridays, between 11 and 1 p.m.... usually for other agents/realtors. Sometimes a light snack or lunch is offered.

It is also not unusual to hold an open house mid-week, for the general public. A lot of people show up at open houses, on their lunch hour.  It is not always possible for everyone to attend on the weekends, so I think it's a good idea.

I tend to hold open houses starting either an hour before, or ending an hour after everyone else's open houses - to allow people either to start with mine, or end with mine, depending on where on the route it is located.  It allows people to get a good look, and not have to be rushed going through it.

In the Summer, I always have a lot of cold water bottles to hand out; and cookies or muffins and sometimes small finger sandwiches (depending on the time of day).  In the Winter or colder months, there's always a pot of coffee or hot chocolate going...

Whatever works, I guess.

I used to do thursdays around rush hour and they actually worked out well for me. Unfortunately, open houses don't seem to work around here on any day lately.
