MY RESPONSE TO SIX TIPS

I have received so many blogs many are just supportive but more times they are contained with question. I responded to some privately, but it started to take a lot of time and a lot of the questions were similar. First off I live in California so my laws and rules may be different than yours, always check with your broker or someone in charge. QUESTION:  Everyone kept asking if the FSBO would be loyal and honor our agreement? For me I trust my instinct, If they took that one buyer It was only one day out of my life. You can have a signed agreement between the two of you for the day, my thought on that is I'm trying to get a client, the best way to do that is with trust. Remember when a handshake meant something?PLEASE NO BLOGS on how in theses times we always need paperwork. I will have it, once I have a client. I think you can walk into a FSBO and within a few minutes get to know the people and know if they are people whom you can work with. For me and this may not be your style, I like to have a trusting bond it makes for a much smoother transaction.

The other big question was will the buyer be confused on who I represent.ANSWER: NOI will introduce myself. As Lisa Long, holding an OH for XYZ who is FSBO. if they question it I will tell them it is part of my service I like to have my nameout in the community and I home to meet some new clients. I always ask if they are working with an agent and how soon do they need to find a home.

I will be holding an open house for a home owner over the holiday weekend. She was unsure and wanted to know, whyI would do this when the house was a FSBO?

Why would I spend my time and money when I don't even have the listing?

I said "you are cooperating with agents aren't you?" when she said yes, I said great. Then I can help you and to be honest you are helping me too. I would love to bring you a buyer! We talked a little bit about what I wanted her to do to show her house, small repairs, staging things like that, then I went on to tell her some on the things I will be doing for her:

Open house signs

Virtual Tour

Website exposure: my site www.centralcaliving.com,craigs list, active rain, etc....

Fliers for when the open house is over

loaner flier box if they want one

Theses are just some of the services I offer

 I always want to become their agent and I always feel like if I do my job well the FSBO will see the VALUE in having an agent. I haven't mentioned the mountain of paperwork I will do for them as their agent , but that's another story.

Well, it certainly is creative, but I'd be concerned with potential exposure to legal problems on this.  I never have a problem showing a FSBO if the owner is running an Open House, but to run an open house when you don't have the listings -- that could be a problem. ~Evelyn
