This week I just sent out several hundred direct mail 4x6 postcards I designed and printed on heavy weight stock. I am trying this marketing approach, after reading both the pro's and con's online, to gauge REALTOR response and decide if I want to continue or move in another direction. What I am really looking for is advice from REALTORS and others if they got this post card in the mail at their Brokerage if it would go immediately in the trash bin or would it generate any interest to visit the website?

I think it looks good but a little dark on my screen. No costs shown so I'm not sure I would pursue it further unless I was looking for a change.  Photo Stops is throwing me?  Location stops?  Link to sample tours?  Even a chimp could do it phraseology would be helpful, you are talking to Realtors.

Thank you I will make that change in my next set of mailings. The photo stops refers to how many images are included. A Lot of the VT providers here only offer 5 rooms and then there is an additional charge for each room, I shoot the whole property for one price, I hate when someone tries to nickel and dime me to death. =0)

I would choose a better photo for front, that is perfect (No grease in the driveway- it is where my eyes stay when I look at it).  Too much info on back, needs to be short & sweet, with teaser to get them to your website with free something or other.

BRYANT, I think it probably looks better in person than on my laptop computer screen.  I get so much JUNK it has to REALLY stand out for me to look at it.  You will have to let us know what kind of a response you get.

Personally I have not had much luck with direct marketing but you are marketing to a totally differnt market than I would be.

Bryant,  I think the photo is a little too generic.  Perhaps something with a different point of view or special cropping or framing?  Something that would make me say "Wow! How did he do that?"  Also too much text on front and back.  Front should just be a teaser and back should have just enough info to have agents want to contact you for more.  And mention pricing... maybe "customize packages starting at $$$$".

As Marchel mentioned already about junk mail, I too would recommend any other marketing angle than direct mail.  Many businesses fail to account for the negative aspect of direct mail, and many, many of your direct mail advertisements will end up in the trash with hardly a glance.  Maybe you can afford a weak return on your investment, as well as the "I hate getting junk mail, no matter who it's from" aspect, but in these tough economic times, I'd say look elsewhere.
