Steps to Take: 1. Pre-Approval - Minimize effort and save time by strengthening your purchasing power, and knowing what mortgage amount for which you qualify. Use monthly housing payment and total monthly debt ratios to calculate allotted budget.
2. Application - Consult with Loan Officer for automated approval within 24 hours. Items borrower should bring to loan application:
- Residence addresses for past two years
- Landlord addresses covering past two years (three years for Tennessee Housing Development Agency (THDA) / Mississippi Housing Corporation)
- W-2's for past two years and current paystubs covering 30 days
- Last two months checking, savings, and investment account statements
- Money for credit report and appraisal
- Self-employed borrowers only: two years tax returns including all schedules
- VA only: Certificate of Eligibility and DD214
3. In-House Processing - Processor verifies loan application information and gathers documentation for underwriting, while also communicating loan status and progress with clients.
4. In-House Underwriting - Underwriter evaluates loan information for timely final approval.
5. In-House Appraisal (Knoxville Area) - Appraiser evaluates value of home quickly.
6. In-House Closing - Closer prepares documents for attorneys and title companies, assuring closing date and time.
