How to get Sellers to price properly...

I had a listing I took about three months ago.The seller wanted to list at $179,000...I knew the home wasn't even close to that in the current market that we are having.I could see there was no way that I was going to get the listing unless we agreed on the price.

We all know that in the current climate if you don't price your home properly you don't stand a chance.Gone are the days of take any listing at any price and they would always sell sooner or later!

I told the seller that if we got the home appraised that I would be happy to list it the home at the appraised price.She said well we are NOT going to pay for that we want $179k.....I said "well I will make you a deal...If you pay for the appraisal up front I will reimburse you when the home closes at the close of escrow so you are not out a DIME-fair enough"?

She thought about it for about 10 seconds and said reluctantly -OK! Thank God....the appraisal came back 4 days later. It came in at $150k....Her jaw just about hit the floor....She said I had no idea...She even tried to question the appraiser...Whom has been in the business 20 years! I mentioned that he has appraised over 5000 homes in his career and has never had one shot down....She then realized that indeed her emotions and the reality of the market were very different.

We listed at $150k. I just put it into escrow at $150k....she is very happy!! So am I....It took about 3 months to get an offer on the place...less than the average marketing time!

Get an appraisal if there is any doubt....

If your sellers refuse to list at the appraised price or lower...let someone else spend their money on the advertising and approach them again when it EXPIRES!
