Movietown Plaza by Casden Properties - A proposed mixed-use development for West Hollywood

Casden Properties is proposing a new development for the City of West Hollywood with construction projected to commence in 2010 and take two years to complete.

Movietown Plaza, located on the east side of West Hollywood, is to be situated on Santa Monica Blvd. between Fuller Avenue and Poinsettia Place - and will replace the aging Movietown shopping center - home of the original West Hollywood Trader Joe's.

The original plans evoked neighborhood criticism; local residents complained of too much mass, too much traffic descending on their streets, and too many people moving in.

Revised plans received a better response when "the taller elements were shifted to the rear of the three-acre site, a new location at the front of the project for the affordable housing units for senior citizens, and increased and better organized open space." The new plans were developed by the award-winning architecture firm Van Tilburg, Banvard and Soderbergh with which Casden has previously worked.

The proposed mixed-use project involves 32,300 square feet of street-front retail space; two 10-story towers with 294 condominiums;  and 76 units of affordable housing for senior citizens. All parking (866 parking spaces) will be located in a subterranean garage accessed by multiple entry points off of Fuller Avenue and Poinsettia Place.

All new development in the City needs to comply with the West Hollywood Green Building Ordinance and "will incorporate design, construction and operation features that are environmentally responsive and energy efficient".

"This development will generate $1.5 million annually for the redevelopment agency of West Hollywood" according to Howard Katz of Casden Properties.

Stewart, Nice to see the vast improvements going into this area. I was wondering what they call 'affordable  housing for seniors" ? I think the gap between their idea and mine might be HUGE. Not bad though, $1.5 mil for redevelopment.
