I have the best possible clients! Pre approved, over qualified, plenty down and ready to move with NOTHING to sell. They've picked out some nice homes and are ready to rock and roll. So I call to make the appointments on two of them. Guess what!??? No answer not only at the brokerage, but not with the agent office line OR cell. All day...no response to my voice mails!! What the heck do I do. These folks will write an offer tonight!!

And no answer. Still don't know if it's ok to show. This happened last week with a different listing and guess what..they got passed up and we kept looking! Do you want to sell your flipping listing? Answer your calls, voice mails or put your listing with an appointment center who will do the job you're unable or unwilling to do!

Listen, I know times are tough. People are getting jobs outside the industry. But you can't be a really top agent and be full time! Your clients expect better of you. What is MY fiduciary duty to YOUR seller if we can't see the home my clients have a huge expectation of possibly purchasing? Do we go to our local association? To your broker (who doesn't answer the phone either?)  What's to be done?

In other words: to be a top agent you must represent your client fully. If you cannot fulfull your duty then find a way to make it work. Or refer them to an agent who will get the job done.

Frustrated...I"m off to (hopefully) show and write...wish me luck!

Holly just a little frustrating ehhh?  Yes, I have run into this on both sides and unfortunately even with my clients.  I have their home listed and I am third on the list to go and put up the dogs if they don't get anyone.  Twice I have run over there and the husband is there. Once "oh the phone was on silent,"   the other time just the other day "Oh I just got back from the gym".

Yes, it is frustrating - especially when these are the same agents who say the market is so bad.  When opportunity knocks, answer the door.

Doesn't that just make you want to scream?

I run into this regularly and it defies logic.  When I see a listing with "Showing Instruction:  Call Agent", I know we're in trouble.

There is probably a 10% chance that the agent will answer the listed phone number.  From there it goes down hill, especially if you're making appointments in the a.m. to show that day. 

I thought that when the market went down the tubes that things would change.  They have not. 

It's like listing agents live in a time warp. 

Bottom line for me is that I don't believe that the listing agent wants anyone but themselves to procure a buyer.  Sad but true.  It's the only thing that makes sense because this has not changed in the past 20 years.

Good luck! I'm continually amazed by agents who neither answer nor follow up on phone calls.  The reason I have a phone is so I can conduct business. If you call me I'll generally answer, but if I can't I'll call back in less than an hour. It's really not difficult.

Why not contact the homeower...tell them their agent has not returned your calls and that people are trying to buy their house...can I bring by some people that might want to buy your house...even though your agent doesn't have the time to sell your house?

It would be nice to contact the sellers directly, but we are not allowed to do that in WV.  Its extremely frustrating, and it happens all too often.  Something else that aggravates me is getting a call at 8 or 9 at night from an agent who is setting up showings for the next day or the weekend.  Obviously this agent is working elsewhere during the day...but guess what?  I'm working at my REAL job during the day too:  I'm a Realtor!  Full-Time!!!  8-5 or 6 (at least) everyday!  Either in the office or on appointments...uugghhh...!

    This happens a lot to me.  I just want to leave the message on their phone that says "what is the use in having technology if I still can't reach you and you don't return my calls?".  However, it still probably wouldn't do any good!

I can't stand when agents are lazy and don't work.  If you aren't going to work, get the hell out of the way for those of us who will.  If you have too many listings to handle and service, stop taking listings!!!!

Centralized showing???  We have it and about 50% of offices participate.  Even with centralized showings, the requirements for appointments may be too restrictive, times for showings, required confirmations with agent or sellers, etc.  I like centralized showings because at least someone is going to answer a phone call.  But, it doesn't eliminate all barriers.

Contact the sellers directly??  The COE requires that we contact represented buyers or sellers ONLY through their agent. 

If sellers only knew how often it is their own agents that are limiting showings of their property for sale.  If they only knew.

I agree.  I don't know how agents do it part time.  Well, I don't know HOW they THINK they CAN do it part time.  It can be very frustrating!
