Hi Sandy-

Thanks for your very nice blog entry about my Hilltop Commons Condominium that my husband, Juan, developed. We are now sold out on Building A and are now offering the six units in Building B with a 30-60 days completion. There is still time to choose certain finishes! There is a 1 BR 1.5 bath with den at only $399,000; a 2BR 2.5 Bath at $499,000; and then Four 2BR 2.5 Bath tri-level towhhouses with 2 car garages at $599,000. Thanks again for the nice write-up!

Hi Jennifer!  Yes - we do have a lot of commuters.  The train ride into the city is 55 minutes.  When I lived in Brooklyn, it took me 1 hour 10 minutes door to door to get to work, so if you work in mid-town, it is pretty convenient.  A lot of people work throughout the city as well, taking a quick train ride to their destination.

the condos may be nice but the builders will promise to finish your unit by a certain time and will triple the time that they promised.  Then your mortgage rate will expire and you will pay extensions fees.  Protect yourself as much as you can in your contracts and Be VERY WEARY of these builders - they sweet talk a lot.  They will do anything to take your money.

Thanks so much for your comments - I appreciate your candor. 

I'd like to point out that I wrote about Hilltop Commons as an independant real estate broker who lives and works in Mount Kisco as well as the surrounding areas of northern Westchester.  One of my specialties is representing sellers and buyers in the townhouse/condo market and I have written about most of the townhouse/condo communities in our area.  They all have something different to offer and I felt it would be a good thing to put out some info for people to read about if they are considering a condo purchase.  Most of the communities I have written about have been in existence for years - some for decades.  You can read about some of them here:

Brookside Village, Timber Ridge, Guard Hill, Village in the Village, West Glen, Foxwood Circle, Glassbury Court

Your point about buyers having to do their due diligence when making one of the biggest purchases of their lives is well taken.  I advise my buyer clients (I represent them as a buyer's agent) to do their research and find out as much as they can about the town, neighborhood and community they want to live in.  You can never know too much.  If they choose to purchase without a buyer's agent representing them and their interests, there are many books and lots of info on the web about being an informed consumer when buying real estate.

Another thing - for the record, I have never met the builder of Hilltop Commons.  As far as I know, these units have already been built, many have sold and some are on the market as re-sales (being sold by the original purchaser.)
