 What really sets apart one Real Estate Agent from another? (please reply)

 This is a very good question and I am very curious about how other Real Estate Agents opinions pertain to the question.

 Let's please leave out appearance because there has been a conflict of interest on this subject from other members and agents.

1)  When you have clients come in to your office, call you or email you, what is it that makes you different than others agents? What do you tell the clients?

2)  Clients that have used you as a agent before that come back again, why did they come back to you?

3)  Are clients coming to you because of your web sites? Magazine ads? Active Rain?

4)  If you were to give any advise to new Real Estate Agents coming into the business, what would it be?

 I don't expect everyone to share all of the secrets about how they create their business, because there is only so much to go around. I just wanted some ideas for myself, other members of Active Rain and anyone fresh coming into Real Estate.

I am new to the business and find it very difficult to obtain clients as the other agents in the office have all been in the business a long time. They say 80% is return business. That leaves me with 20% if I'm in the office at the right time. And with the market the way it is, you can see my problem.

I think communication and honesty are so very important. We have a lot of return clients and referral work as well as new traffic from our website (nothing from AR as of yet) and some walk/call in. We continue to get referral and return clients because we are personable, ethical and do a darn good job! We truly do believe in making clients for life! We build relationships, anticipate and solve challenges, even hand hold when neccesary. You'd be suprised how merely returning a phone call can make a client's day! As for advice for a new real estate agent - I'd say make sure you can survive without a check for at least a year, all the while paying money in advertising, fees and other general supplies... oh and gas!! I'd say follow the golden rule, something so simple makes such a difference. I'd say to build relationships with lenders, inspectors and title and escrow agents. Make sure you have thick skin, but remain soft to others. And GOOD LUCK!!

Empathy, Empathy and more Empathy.  Every client is different....with different needs and for me the best thing I can do as a Realtor is step inside their skin and get to know them and what they need. 

Some clients need a lot of advice and assistance while others know what they want and don't need much help.  I just had one of each.  One needed no help beyond price negotiation and I never heard from them until close of escrow.  

And the one that needed help could not see what the house was going to look like with the yard fixed and the inside cleaned. 

So rather than have him get buyers remorse when he started saying he could not picture what it was going to take to get the yard fixed.  I got my cheap but good landscaper to clean up the yard.   What a difference.   I paid for it and kept the buyer happy.  I also paid to have the house cleaned for this single guy.  He is signing loan documents today!!!  :)

Robert-I strive to help my clients purchase the home of their dreams or help my seller get the best deal for their home. I give 100% to all and that is why I get referrals from past clients. I don't know if I am really different from most agents, but I know that I do try harder than some I know.
