This is an extremely well written post.  It is a bitter pill to sellers to understand that, yes even my home has lost value in the last year.  If you are serious about selling your home, you need to take pricing very seriously!

So are things really different today in selling my home?

I was reading a checklist today that was written before I came into the business in 1998 and surprise of surprise, IT STILL HOLDS TRUE TODAY!  Now it may be tweaked a little bit but the six items still hold a lot of truth to them.  So I will share them with you and add a few remarks as I do. 

6 Truths About Today's Marketplace

•1.      Buyers buy after "shopping around".  In their search for the best buy they are comparing your property to the others currently on the market.  The biggest difference today is about 81% of buyers are searching the web before going out to view the homes they like the looks of.  So the question is do you have a really good web presence?

•2.      Sellers control the pricing and salability of their homes but, buyers control VALUE.  A property is worth what the market (buyers) will pay.  Sellers need to be very careful, but more so in today's market place, when it comes to pricing their home for sale.  When you overprice your home it will not sell and you stand a big chance of eventually getting less for it.

•3.      If a property sits on the market for more than a few weeks it gets shop worn (stale..like an old donut).  Price it right in the beginning while it is fresh and buyer interest is at its peak.  I suggest that you take the wiggle room out of your pricing and price your home to sell.  Now is not the time to be pricing high!

•4.      Most properties must be sold three (3) times....

•·        First...to the real estate agents who have the buyers.  If they don't see it as a decent value, they may not show it.

•·        Second...to the buyers.  If they don't see it as an attractive offering, they'll look elsewhere.

•·        Third...to the lender who will make the loan and the lender's appraiser...if this group doesn't see the value...NO LOAN!

•5.      What it means if...

•·        No showings:  Agents don't see your offering as worthy of showing to their buyers.  Or, buyers themselves aren't interested enough to look.

•·        No offers:  Buyers don't see enough value to even negotiate or try to buy.  A buyer may not write an offer if they think that the property is overpriced for the value they see. 

•6.      Overpriced properties actually help well priced properties sell.   

In today's market it is very important to price you home at the start of the listing correctly to avoid potential problems.  Pricing a home correctly and maybe just a little below the median price for the area where your home is could reap big rewards both in a quick sale and possibly multiple offers.

So are things different today than they were just 10 years ago, YES buyers are smarter today and they also have the ability to comparison shop before setting foot in your home.  They are there because they have an interest in your home and could place an offer on it if it is what they saw on the web and it is priced correctly.

When you take the time to do a lot of the ground work prior to listing your home for sale it will make the whole process a lot easier.  Right Pricing along with a sound marketing strategy plays a very important part in getting your home sold in a short period of time and should not be taken lightly.

Tami, all sound and good advice for sellers to read and think seriously about. Being overpriced definitely is not an asset in this market place or frankly in any real estate market. It's a very skillful art of pricing the home correctly the first time and continually keeping abreast of sales in the area by making the correct adjustments.

Gena, It is really difficult in Michigan.  People don't want to hear the news there home has dropped in price.  They only want to pay attention to how much it used to be.  It's hard and I hurt for them!!
