I know I'm not telling you anything you already don't know but these numbers CLEARLY show that the $150,000 to $250,000 price range is where the ACTION is; the FIRST TIME HOME BUYER!  Fortunately, Toms River has an abundance of these homes...unfortunately, not all of our Sellers have accepted the reality of the numbers above...yet.  Tomorrow is another day...CLOSER.

You are 100% correct Jim. Remember when 350K was the sweet spot. Do the sellers ever accept the reality of the #'s? I think its human nature to go against the grain when it comes to pricing outthier own home. For some reason MOST sellers have a genuine belief that their home is worth at least 10% more than what it may really sell for. On the flip side buyers seem to think the exact opposite. People are so predictable sometimes.
