Finished My Thanksgiving Popbys Today, Whew!

By
Real Estate Broker/Owner with Fran Rokicki Realty, LLC

As good as I am about getting my daily routine completed, I have popbys that never see my clients.  To counter act this situation that I have gotten myself into, I now theme my popbys.  Theme them so that, I must deliver them before a certain date.  For instance, back to school.  Had to get them delivered before the little ones returned to school.  Halloween, well, self explanatory.  Now, my latest, Thanksgiving.  To fool myself, I purchase a few more each month.  Sunday and today, I gave out forty basters with raffia, ribbon and my tagline card attached.  I was on a mission.  Glad to report, mission accomplished!

I remember sitting at the Turning Points and having someone at the end of day two, expressing how they had 25 transactions because of their monthly popby.  One month.  Now, I could really go for that.  So, that is my motivation.  I have started working on next year now.  Preparing my clients for the referral process and how my business will grow with their help.  I remember a lady Realtor from Texas.  She was handing out two hundred popbys!  I am so jealous.  Imagine the fun she had with that!  It was something to do with barbecue sauce.  Many of my fellow Clubnet members can probably remember her story.  Well, I want to be one of those Buffini success stories about popbys!  Wait til my Coach hears this news!!

Watch for me, I will be hitting the road on Saturday with my Christmas popbys!  If I can pass out enough of these goodies, I will have impacted the lives of my clients, friends, associates and family.  Did I mention that I will popby my vendors, fellow Realtors and anyone that simply asks if they may have one?  I am not sure what my number will be, but, I am going to get an early start, so that, I can finish big!  Stay tuned for the details:)

It's a Good Life!

I think it's a great idea to do these around several different holidays or occasions such as back to school. I've done a few and always found that people were pleasantly surprised! Good luck and lots of fun!

Silvia, It helps me get them done, if I focus on a date or occasion.  We are told by our Coaches to do a minimum of seven a week.  I am now going to try and hand out more:)

Wow you are really ambitious with your popbys.  This week I am working on addressing holiday cards and also putting together my magnetic business card calendars to hand deliver in my farm and to former clients.

I've gotta ask, what are popbys? I never heard the term. Thanks Rich Charlotte NC

Kim, Yes, because I know that they work.  I have my Christmas cards to get out, too!  Haven't thought about the calendars, maybe I will do them, too:)  Thanks for the reminder on that one.

Rich, They are little items of value that you hand out to your clients, friends, family, etc.  Anyone who has or may refer business to you:)  You add some ribbon, your card, a little catchy message and off you go.  It is a system that makes you come face to face with your database, once a month.  It is really amazing!  Check out our Buffini Group Blog for more ideas about them!

I agree.  Our november pop-bys were Thanksgiving themed so they had to be delivered by last week (since there are alot of folks off thanksgiving week).  Now i need to get started on December! KM

I use to be really good about popbys but I admit I've slacked off.  It was easy my first year in business because I only had 6 clients.  By year 3, I had closed over 100 transactions and it's nearly impossible to do popbys so often.  Sending my assistant or mailing them would defeat the purpose of the pop by.  This year alone, I've closed 35 properties already and they are not in one concentrated area.  It would take a week out of my schedule each month to do these. Any suggestions??

Fran,

Awesome job!  I like how you challenge yourself.

Michele above asked about the "how to" part.  When it was just me (when I worked as an individual agent) I had to map out the houses by the area (so, when I was on that side of town I had everything that I needed) ready to go.

You cover your data base once a month. That can't be right. If you had 200 clients there is no way you could cover 200 in a month.

I'm with Charles. It's difficult to do a high volume on a monthly basis.  I can map them out but it would take out too much time out of my week that I would not be able to accomplish other necessary business.

Wow Fran: This sounds like a great idea. How big is the area you service? I would be zigzagging all across the Phoenix valley.....including Mesa, Anthem, Surprise, Queen Creek, etc.

Are you generating business in this market as well. Wonderful extra mile....;-)

Charles & Michelle, No, I am not doing my entire database.  I only provide popbys to my A+ and A clients.  They are prepared, put in my car trunk and whenever I am near a client's home, I stop by.  Not hard to do at all:)  I do not do 200 a month.

Teri, As I said, I keep them in my car and stop by the clients when I am in their neighborhood.  Holidays are much more fun.  I used part of the weekend to deliver them!  Yes, they generate quality referrals!

Great idea, Fran,

I have done informal popbys and gotten good response, without even having the little gifts.

This is a great and fun idea.

Happy Thanksgiving!

Not a real person

I have several "To do" lists, one for each day, one for the week, one for the month, one for the quarter, and one for the year. Each day I make it a point to contact at least one new person. Each month I contact all past Clients and people I work with regularly.
