Enjoying Java by the Christmas tree and wondering about marketing!

It's Wednesday morning, all is quiet for a few more minutes at least. I'm enjoying a cup of coffee with by the Christmas tree. Wednesday's are generally my slowest day of the week as far as Real Estate goes, today is different. I've got several appointments for listings and I'm showing some property to a qualified buyer. It's a good day. This is also the time of year when I begin to tweak my marketing material and prepare for what the new year might bring. I'm getting a bit stuck on the marketing thing this year. I would love suggestions from fellow "rainers" about where to find new ideas in the marketing realm.

That's great that you are picking up.. So are we in Chestertown, Maryland!  We are working on marketing ideas as well, one thing is we capitalized on "FIRST FRIDAY" in Chestertown.  Every first friday is a street party.  Fortunately we have an agent who comes from a musical family and they play music and it just brings folks in!  We have food/wine/soda's for a couple of hours on Friday night, and people remember it.  We "give" away marketing materials such as how to prepare your home, people love that.  Also... I sent out a newsletter (Ready to go newsletters) every month.  I have recouped the cost of it several times over with listings and sales I have received from it.  Don't have all the answers, but these have worked for us.  Please contact me if you want more information about the newsletter... I put listings in there as well... just one featured for that month, and when it sells, I let them know the next month, what it settled for, etc.

Think about what markets you want to target...in terms of geography....define by age...do you want seniors and estates, short sales, new construction....condos....we design our plan with goals per segment....and lay that out over the geography we wish to cover...good luck !

Keep in touch with past clients, neighbors, friends with a monthly newsletter on a postcard. It is brief, very personal and easy to do. Make it personal, like what is happening at home with you or informative - like how to improve credit, what are good website's you use, how to get the most out of your landscaping ideas. You get the picture.

Constantly staying in front of people who know you already and TRUST you is key. If you want 100 sales in 2009, then your list needs to be 700 or so, since people tend to move every 7 years (on average). Can you come up with a list of 700?
