Stuff Happens: Putting Together Your Realtor's Emergency Kit

I've been holding open houses almost every weekend for several months, and after encountering several very frustrating situations, I've put together an open house and home showing emergency kit that stays in the trunk of my car at all times. Some of these items are genuine emergency supplies, and some are just nice to have "in case."

  • Toilet paper. Have you ever held a vacant home open for three hours after several cups of coffee, only to discover there is no TP in the house?
  • Light bulbs. Vacant homes, in particular, tend to have many missing or burned out bulbs. Some rooms are virtually black holes without some light.
  • WD 40 or other lightweight lubricant. You need this for everything from stuck locks to squeaky cabinet doors.
  • A tape measure...preferably the professional kind that measures at least 6 feet and has a retractor case. Somebody is bound to ask about how wide a doorway is, or question a dimension in the listing.
  • A small hammer. Comes in handy for all sorts of things, probably including self-protection :-)
  • Screwdrivers, both Philips and standard heads, several sizes.
  • Flashlight and extra batteries.
  • Rubber wedge to keep door open (handy on windy days or if a door isn't hung properly)
  • Spray cleaner like 409, plus glass cleaner. Great for small clean-up jobs.
  • Paper towels, plus a rag or two. You never know!
  • Bar of soap or small bottle of liquid soap for hand-washing
  • Extra pad of paper and pen
  • Bottled water, aspirin, Tums

I'm sure you can think of other items...and feel free to add them to the list! I have needed each and every one of these things at one point or another, and now I will never be without them again.

I also have a few bottles of water and some food stuff that keeps well. I currently use those individual packages of salmon, but rotate out when my tastes change.

I also have my small first aid kit and a bottle of peroxide (but I'm more likely to cut myself in my line of work).

Sunscreen.

Samll roll of duct tape.

I can always tell how involved women have been in the renovation of a house when there is tp in the bathroom.  I keep 4 rolls in my trunk at all times - you just never know.  Handi-wipes/hand sanitizer/sanitizing hand wipes are also very important.

A personal aid kit with bandaids in it.  I also toss in a couple of toys/books for kiddos and a packet with spare contracts/listing agreements.

great advice, instead of a tape measure however I would recomend investing $20 and getting one of those laser measuring devices.  They look cool, won't scratch or damage anything, and make you like like a real pro!

Also, here are some more things to consider:

1) Extra contract of all sorts with your info pre-filled out

2) Extra disclosures and property info for other properties you are listing in addition to the one you're at

3) Business cards

4) Pepto-bismol

5) A copy of the listing contract so when you set off the alarm and the cops show up they don't arrest you

6) Extra cell phone charger or battery

7) Some sort of book or puzzle/game to keep you occupied during lag time

Thanks, all for some great ideas! I hadn't thought about a small first aid kit...excellent addition! Maybe I'll ask for a laser measuring device for Christmas--they do sound cool! Keep the good ideas coming. I learn so much from this site!

My kit has everything you mention but the Tums  and screwdriver. I also keep the hand sanitizer wipes in my kit.....along with a book just in case.
