I drove around Ozark today looking at the progress we have made to revitalize the City of Ozark.
Many homes are now being torn down to make way for progress.....I guess I always thought progress was restoring and improving our community. However, the City of Ozark has decided that those shabby, outdated communities near the square were too far gone to rehab. In their place are plans for developing approximately 30 acres in the middle of town overlooking the Finley River.
A few years ago the Missouri Department of Economic Development received a "Best Practice" award from HUD for their funding support of the City of Ozark, Missouri downtown revitalization. We now have new walking trails and the square has been revitalized and looks wonderful. Several new businesses have opened and the square has a renewed energy that has been missing for years.
Of course, with progress, comes controversy. Knowing your home is in a blighted area would not be at the top of any Ozark Mo real estate buy. Why couldn't homeowners fix and repair? One mobile home park was completely closed. What is on the agenda for the city?
The Ozark Revitalization Plans, I hear, have wonderful things headed our way. Hopefully, the architecture will blend with the old, existing buildings. Before the slow down of the market, Christian County (Ozark is in Christian County) was the fastest growing county in Missouri. I don't know where it is today. In 2007, 196 building permits were issued. In 2008, only 69 have been issued.......just a sign of the times.

Analyzing the statistics, I see the market for Ozark has less than a year's supply of real estate. Sales have decreased about 16%. Prices have decreased less than 10%.
