If you are selling or buying Vacant Land in Westchester and Putnam County-These are things you should know!!!

Three very important things you should know before buying or selling vacant land.

1. What is the zoning on the property you are working with. Will it allow you to put what you want on it? Will you need to get a use, size of road frontage variance?This information can be found in the local building and planning department of the town the property is located in.

2. Can the property be approved by the county Board of Health for a septic, sewer, well or water connection? This process is best done by a Licensed Engineer. Also you will need a Survey and Topography Map. This will determine how many bedrooms and size of home that can be built.

3. Another issue that can arise is if there are contaminates in the soil. This can usually be a deal killing and be very expensive to cleanup. Some of these problems could be an old oil tank, old junk cars or any kind of man made liquid contaminates. These will all have to be cleaned up to the satisfaction of the Board of Health and sometimes the DEC and DEP.
