I'm with Pacita on this one.  Yes, it's frustrating when the listing agent doesn't know the ropes but there's no reason to assume they can't learn and figure it out if they are willing to try. Many such agents will let the buyer's agent get involve with the process which can actually shed light on what's going on.   I'd prefer to work with someone who is new at something but doing their best than an agent with years of experience that "can't be bothered".  I have worked with my share of both, and the former have been infinitely more pleasant to work with.

It is difficult when you are working with a selling agent who can't spell short sale....and doesn't understand why they seller is just not eternally grateful for the ridiculous offer that the bank would never tak...urgh !  Know what you don't know.....Just cuz "everyone is doing it" (short sales) If you don't know what you are doing...please don't.

I agree with Sally & David that agents that don't have experience handling a short sale should avoid pretending that they know how.  I politely inform agents that their low-ball offer on a property will be considered only if a realistic offer is not accepted.  Furthermore, unless they consult the comparables and present an offer that represents comparable activity, their offer will just serve as a supporting argument for the real offer we receive.
