lived in home 2 yrs, tried to sell, ha ha, ended up renting it after 6 mo's on market, now first month officially jan 09, received depo and 1st mo rent in dec...$ 1,000 into roof, had remodeled kitchen, just prior to move in date of dec 25. can we deduct these? also is there  deduction for the time ( 9 mo's ) that it was for sale / rent and stood empty? right now the rent is 850 and our mortgage on this property is 1200 a mo ( includes taxes and insurance) can we take the loss of 350 per mo for the last 9 monthes?
