For the year ending 2008, the Cape Elizabeth Maine real estate market saw 108 transactions transpire at an average price of 428K, well over the median price of 330K given the large quanity of high priced Maine waterfront real estate in the community. Comparing 2008 to 2007 and earlier, both transaction levels and pricing are down. n 2007 149 transactions occured and thus a volume drop of nearly 33% can be seen and relative to the peak of 186 in 2004, volumes are down 80+%. Pricing took a 5% hit relative to 2007 and relative to 2006, prices are down approximately 18%.
