Broker Open-House That Work

Granted, I'm in a very small market area, but you can do this too.  You might want to define a smaller area for your tour though.

We have been successfully holding a well attended broker tour ever month for about the last year.  On the third Thursday of every month, each participating company submits two listings for the tour.  For our area, that means that we are touring roughly ten to fifteen homes.  Surprisingly, we get through all of them in about two hours.  We schedule about 15 minutes for each house, which includes travel time - fast - in and out.

Each month, the duty to organize the tour falls on a different company.

Remember what I've said about altruism.  Humans will only do something for the benefit of another if there is the chance that they will be compensated. 

You've already tried the other stuff to motivated agents to attend your open house.  You've offered food - do I really want to attend a broker open just because they are serving food - I might be starving for business, but I don't want to appear starving for a meal too.

great point   - we feed agents all the time, is a great way to keep them in the house during our agent open houses and office caravan tours

Broker opens sell homes.  Over the years I have sold several homes following that agent attending a Broker Open.

In a way, it's sad.  If the agents had not been incented with food, would they seen that house?

If the agents hadn't been incented with food, would they have even shown that property to a buyer??

Bottom line, I don't care.  I just know that they work.
