Helping our Senior Deal With Medicaid

By
Real Estate Agent with Rector Hayden, Lexington, Ky

A few years ago I never considered myself old.  Now when I look in the mirror the evidence is overwhelming.  I still don't feel old most of the time but am easily reminded that the muscles are not as flexible and the energy is not as available.

A few week ago I listed a home of a Lexington woman who is in The North Point Lexington Health Care Center. Like so many of our senior citizens she is dependent on Medicaid paying for her care and she no longer can maintain her home.

I believe this listing came my way for a purpose.   It wasn't many years ago that I would visit a Health Care Center and leave with a depressed feeling.  Looking back I think I didn't want to deal with aging.

I certainly am reminded of my own mortality now but my experiences have been filled with hope rather than despair.  My client is always cheerful and very respectful. Every trip I have encountered workers in the elevators and I will ask them about their jobs. All of them have stated something like, "I love the people here, I wouln't want to work anywhere else."These people obviously have the gift of mercy.

Helping my client sell her home has reminded me that I still have some room to grow in the area of patience.  I have two offers on her home but neither of them have been approved by the Medicaid officials.

The Medicaid staff at the local and state level have been easy to reach most of the  time and I am sure they are doing their best with the resources available to them.  From our regulary phone calls and emails however it is obvious that Medicaid has made no adjustments for the current downturn in real estate.

The policy is basically that it needs to be listed at the tax assessed value and if it does not sell at that value in 6 months then it can be sold for a lesser value.  What that value is has been reported be 80 percent by one worker and 2/3 by a different worker.  In the mean time we have a cash offer of 73 percent of the tax assessed value.

In this "new world" of real estate I believe there is ample evidence that waiting for a better offer is not generally a wise choice.   It is so true that the first couple of offers are often the best.

If any of you readers out there they experience with Medicaid selling your home or helping a client sell your home I would greatly appreciate you sharing your wisdom with me.
