Superior Service is Priceless....Accomplishing the Consumers Goals..Why not test the waters?

I wrote this post back in April of 2007. If you read what I wrote...... you will see that at the time most agents and most homeowners were still critical of how we conduct our business. I believe that back then that most sellers were thinking that they could still handle selling their homes themselves and that they never thought that by the end of the year.....things would only got worse. You were seeing more and more agents leave the business and you were seeing the survivors picking up any leftover business that was out there. You can't beat a stubborn person into submission. You can't always convince people what is best for them. You can't make someone swim in a cold river but you can ask them to dip their feet in and test the waters.

Although inventory is down a bit in my area...there is still a large need for our services. We might not be able to come up with some miracle cure.... but if we can convince the consumer that they need us and we need them....then we might start to see better times ahead. So many things have happened over the last two years and that most of it is out of our control. Whats done is done and now it's time to shut up and move on.

So why would a seller fight us on how much we should be paid? If they use my services...they only have to compensate me if I sell their home. If I don't sell it then I walk away with nothing. So why wouldn't I be motivated? "I'm" the one that will lose if I don't accomplish "their" goals.

Why not have some confidence in us?

If you look back you might find it interesting that when I wrote that post....the walls were coming down around us but most people refused to believe it....well do you believe it now?

You can't put value on superior service.....it's priceless.

Service and knowledge. Many FSBOs don't do their homework to know what forms are required by their states and it comes back to bite them in the arse!

There will always be a need for the real estate agent. However, I do think that this need fluctuates due to market conditions. Honestly, the need for an agent is lessened during boom times...many, many homeowners could sell their homes in a weekend with a "for sale" sign in their yard. When the market improves, during the recovery years, there will be an additional challenge to agents because so many sellers will have no equity, and thus no way to pay the commission. They will be forced to use discount services or go it alone with the assistance of an attorney who only charges around $500 for document prep. This may result in a change in the overall way that real estate agents work and get paid. Time will tell...

I could tell many stories regarding buyer's of FSBO's that were disappointed.  It only has to happen once for them to see our value.

Neal, anyone who has tried to sell their own home quickly discovers that it is not as easy as it seems, but some have to learn the hard way.  The commission might seem like a lot, but a lot of work goes into earning it.

You're darn right...there is no price on good service. Somehow though they seem to think they're getting ripped off lol.

We earn it an earn it well. Just to get a packet together took me 3 hours last night and three this morning before it was 'just right' and ready to ship off.

And that...is only the beginning.

Neal, my neighbors (who always sell their home themselves) put up FSBO signs yesterday.  They informed me they weren't in a big hurry to move.  I'm almost relieved to see them try it for awhile on their own.

This seems to be the season to reach back into the archives and revisit posts otherwise lost in time.  I'm seeing that sellers are more OK with the commission but less OK with the price drops.

To prove your point, I just showed a FSBO las tnight. There was no sellers disclsoure althought the homeowner said she knew what one was. Their price was just so high that it made other properties look better to my buyers

I don't see many FSBO signs around here any longer. I do believe when things were different that any HO could sell and sell quick but lets face it...those days are over for now and most of those that did sell for those astronomical numbers were probably part of the problem we are in....remember that just because an agent sells a listing that apparently was way over priced doesn't mean a HO didn't do the same and even without disclosures to other problems that might have occurred. Many HO's have no idea about disclosure and I've even seen buyers end up using a HO's inspector...appraiser and attorneys that might not have had their best interest at heart.

Neal- The part I like is that we don't get paid unless we sell their property!  I am sometimes amazed at anyone that would think that I wouldn't want to do my best to get the property sold.  We are the ones investing our money....which isn't reimbursed in most cases until the property actually sells.
