This Fluvanna County real estate market report will look at the sales of Fluvanna County detatched homes in January 2009.  Fluvanna County adjoins Albemarle County to the east and is an an easy commute to both Charlottesville and Richmond, Virginia.sold sign

11 Fluvanna County homes had contingent contracts during January 2009.  The average list price was $175,445, with a median of $179,000, and an average of 118 days on the market.

5 homes had contracts pending.  The homes were listed for an average of $212,900 and had a median of $174,900 with an average DOM of 161.

In January 2009, 4 homes sold in Fluvanna County with an average sale price of $403,650.  The homes had been listed for an average price of $428,225 and had a median of $397,000.  The homes had been on the market for an average of 192 days.  The homes sold for an average of 94.26% of the list price.

As of today, February 3, 2009, 285 homes are actively listed on the Fluvanna County real estate market.  The average list price is $308,767 and the median is $255,000.  The homes have been on the market for an average of 167 days.

For comparison lets look at the figures from last month.

In December 2008, 7 Fluvanna homes had contingent contracts.  The average list price was $318,528 and the median was $220,000.  The homes were on the market for an average of 114 days.

8 Fluvanna County homes had contracts pending.  The average list price was $318,528 and the median was $338,850 with an average days on market of 154.

In December 2008, 18 Fluvanna County homes had contracts that closed.  The average sale price was $234,089.  The homes had been listed for an average price of $243,661 and the median was $195,350.  They were on the market for an average of 167 days and sold for an average of 96.07% of the list price.

Lets also compare the current real estate activity with what was going on at this time last year.

In January 2008, 17 homes sold in Fluvanna County.  They sold for an average price of $277,700.  The homes had been listed at an average price of $287,029 and the median was $255,000.  They were on the market for an average of 97 days and sold for an average of 96.75% of the list price.

What do these figures tell us?  One thing that we can see is that the median price of the pending and contingent homes in January is down from the homes that went under contract in December.  This does not mean that the homes values have dropped this far, but rather shows us what consumers are willing to spend at this time.  It may also reflect the sales of foreclosures which have come into the market.  We can also see that the overall sales numbers are very flat.  With the large amount of inventory still on the market, we will have to see a major rise in sales to buy down this inventory before we will have a return to a stable market.  It is still a great time to buy with lots of homes to choose from, historically low interest rates, many sellers who are ready to negotiate, and foreclosures on the market offering some good deals.
