I don't know about you but I like to make sure I write down what I see. I feel Its my duty to my clients. I've noticed that most (not all) agents are careless in their report. If I see hooks in the ceiling I will write it down. Trivial and minor by some standards I suppose, but they were there. I was just wondering how detailed others get. I always express the importance of a home inspection, but that that will not show some of the things our visual report does.

Hi Lisa, is your background a photo of you?  Awesome!  To answer your question, I'm very detailed!  That's just my nature.  Maybe even too detailed???  But I do like the AVID form, because you are reminded to examine each and every room and write in the space for each room.  I recently saw an AVID form from an agent who is NON-detailed but his form was VERY detailed (and typed up perfectly); so I'm willing to bet that his assistant did the inspection AND the form for him!
