Update on my flipper client - small changes on an even smaller budget!

You may have caught the blog, Are you kidding me? The consultation for a home flipper I had today... This week, Bevin, my business partner had a last minute cancellation for the owner occupied property staging in her 2-Day Agent certification.  Since the agent for this listing was a friend of mine, I asked her if we could use it as a project.  Bevin and her class would use what the homeowner had in the home (we did bring in 2 ficus trees and some art) and stage the main living room at no cost to her client.  It simply would be good for the class to see what can be done with a little thought and staging....

 

We would have liked to do a little more, but at no cost to this client, (because it was a class project) I think the overall look turned out really well....

 

Since both of these spaces will be shown in MLS, helping bring buyers to the door as well as being the first impression of the home when they walk in, isn't the change really important?

With a little effort and knowledge, proper staging can help warm up even the coldest and most dated homes helping to procure a sale.

Now.... if the client will only consider allowing us to come in and stage the rest of the house - at our quoted amount, of course!

So much nicer now, Melissa!  The camera angle is much better in the "after" photo of the entry.  It really looks great!

Melissa ~ Does what you brought in stay there now for a period of time or once the class was over it leaves?  Maybe his seeing the difference those little changes made will sway him to do the whole house. I think what they did really warmed up that entry hall - it looked cold and uninviting in the "before".
