Do you perform Home Inspections for Sellers?

Seller preinspections are just getting a little bit of attention here in Illinois.  I was wondering if you do Seller inspections and what your liabilities are?  I'd think there would be more risk if you overlooked anything. Do any of you market for pre-sale inspections, if so how is it going and how are you going about it.

I've been doing pre-listing inspections for sellers for several years. I do have the seller read and sign a pre-inspection agreement before I schedule the actual inspection. In one situation I discovered so many deficiencies, mostly structural, the seller found it less expensive to demolish and rebuild. Many of the older houses in this area are built on untreated wood pilings, some don't even have anything, they're built right on the ground, with no foundation. And, I could go on and on.
