Homeless man leases home- twice! http://www.newsdaytonabeach.com/Radio/WNDB/WNDB-Latest/Homeless-Man-Charged-In-Ormond-Beach-Home-Rental-Scam.html Yes, it's come to this in Scammerland: A homeless guy that looks like he just stumbled off the beach has managed to swindle a couple of young tenant prospects. No longer safe in trashing our broken-English Nigerian (or "classic") scam emails, folks now have a new scammer type to be wary of- the surfer dude homeless guy scammer.. What's the world come to? Levity aside, this story and our current "holiday week" does provide another opportunity to address these Craigslist-type scams. This one's a bit of a lay-up, but I'll point out a few (0 comments)
Yet another call for pool/water safety Here we go again... This is a tough report here- as the tragic death of an innocent 11-year-old that was just trying to play some mini-golf follows. From the outside looking in, I feel a duty to inform in instances whenever and wherever I can. If the early reports are true, this was surely a preventable death resulting from someone's negligence. As the story indicates, GFI breakers are required for residential pools and hot tubs as well- this isn't a commercial or theme park issue alone. That said, it's my hope (2 comments)
Think about it, who what are some of your biggest time wasters these days? Are they outside influences or inside ones? Are they in your office or outside it? And perhaps most important of all- is it you?
I'm pretty sure I can come up with 2 great ones to top my list, though there order's tough to sort out. They're pretty much equal in how they thoroughly waste vast amounts of my day- and I'd really love to figure out some ways to (49 comments)

THIS is the Medal of Honor THIS is the Medal of Honor Or Congressional Medals of Honor, as the case may be. Commissioned by Congress and presented by our president, this is simply the highest honor members of our armed forces may receive. It's a unique instance where an award is offered in differing styles based on the recipient's branch of service. Never seen a Congressional Medal of Honor recipient? You're not alone. With only 81 living Americans bearing one right now, it's an award whose recipients are truly special. Want your children to know a hero? First, let it be (13 comments)
Sometimes, "There's good in everything" is a bunch of baloney I'll even call "crap" on this one...at least for today. I've bought into the idea in the past (and might even do so again one day), but the last day or so has presented a case for exceptions to the rule on this one. You see, one of our little dogs has died. The beautiful little girl pictured here- in a photo from a yard sale we had a couple of years ago when she thought she (8 comments)
Whether on the sales side of things or the property management side of things, a solid written agreement is the rock upon which our relationships stand. The “papers” lay out the duties and responsibilities of each side, and also spell out compensation one side will receive in return for services rendered.
Signatures of all parties are key to making agreements valid- and crucial to making them stand and enforceable should the parties land in front of a judge one day.
It seems like apologizing is the “in” thing these days. Rush Limbaugh apologized to some lady that didn’t feel she was a prostitute. George Zimmerman gave some kind of apology for killing Trayvon Martin. And our president has been on a 3 and 1/2-year “apology tour” that’s led him to apologize to anyone and everyone that might have ever thought America did them wrong. Ridiculous.
Won’t see me apologizing for an incident yesterday, though. Pigs will fly, Satan will be wearing a parka (10 comments)
Family of Trayvon Martin rally with group looking to repeal "Stand Your Ground" law (officially Florida Statute 776: Justifiable Use of Force)
I spent a good bit of today attending the meeting of Florida's Task Force on Citizen Safety and Protection. It was an enlightening time (to say the least). As virtually anyone who knows me will tell you, I have long been a supporter of law enforcement- and I'm a supporter (0 comments)

Pedestrian Tales From the Middle of the Road, #23 ...and another one. It's been a few weeks, so I figure Brevard County Sheriff Jack Parker is feeling a bit unlucky that this one happened on his watch. In what I can view as the only positive here, the Florida Highway Patrol has gotten a bit bolder and more explicit in detailing these pedestrian deaths caused by the pedestrians themselves. Let's crack down on motorists who fail to yield the right-of-way when required to do so, but it's well past time we did more towards enforcing pedestrian traffic laws. It's a needed (2 comments)
Often, it's the simplest of questions that result in the most thoughtful of answers. Along that vein, what are your thoughts on that last sale of yours? That last lease, or last whateveryouwanncallit?
Did you...bust your tail and get your seller the highest and best price one could get for them? Or was it a difficult process that found you in a battle you'd never win?
Did you...get your owner client a great tenant that's going to pay the highest rent the market (4 comments)

A new law recently went into effect in Ohio- removing the “vicious dog” label that had been automatically assigned to all Pit Bulls. The 25-year-old law has now been replaced with 3 separate categories where dogs of any breed may now be labeled as nuisance dogs, dangerous dogs or vicious dogs.
Pit Bull enthusiasts here in Florida will surely stumble across this news, and revel in the fact that Ohio no longer classifies all Pit Bulls as vicious- yet they should make no inferences that what has happened in Ohio (0 comments)
Ever run into a tenant you've evicted? Every now and then, I'll see a tenant of mine "out in public" (like my office or their house isn't public for some reason). This is a business where you deal with a ton of folks, and I'm actually surprised I don't run across them more often. Small talk is usally made and everyone moves along, but there's always the possibility that an awkward situation could arise. One of these would be when/if you run into someone whose application you've rejected, with the other being an (8 comments)
I have the same battles as those on the sales side of life, and I'd say few would be surprised that a good number of those battles are waged against owners who have thrown in the towels once "that Realtor just couldn't sell" their place.
Guess what? Usual market conditions aside, it takes me about 5 minutes to discover the reasons said Rascally Realtor was unsuccessful in selling said house.
Walls are "that groovy purple color? I see. (2 comments)
"Let's do this" Just a few words..."Let's do this"- and surely ones folks understand more than larger groups of words like "necrotizing fasciitis". On a September day more than 10 years ago, Todd Beamer uttered "Let's roll" aboard United Flight 93- and his words have been used to inspire and hearten an untold number of folks since that sad day when a miserable, pathetic group of homicide bomber-terrorists launched their attack on the land that I love. Beamer's words are ones that we all hope we could've mustered at the time- but ones I dare say we're (5 comments)
