diverdebirealestate: Taking Care of your Seller at What Cost? - 04/13/16 02:57 AM
Doing the right thing to take care of your clients as a Real Estate Professional is something I believe and live by.  I have found not all agents feel the same way.

When you take a listing your number one purpose is to get that property sold for your client for the most money in the least amount of time.  If that means opening the property for another agent’s client once in a while, you do that- it doesn’t make them your client or so I thought…..

Recently I was thrown into a situation that I don’t understand.  I have a buyer – … (3 comments)

diverdebirealestate: My Favorite East Valley Dog Parks - 02/05/16 01:43 AM
Dogs are amazing. Filled with life and love, they’re always by your side. I walk my dog, Lucky, around Ahwatukee as much as I can, but sometimes a simple walk just wont do. That’s when we head down to the dog park. She loves playing and interacting with her newly acquainted four-legged friends. She’s also very fond of mooching pets from us adults. If you live in the East Valley—Ahwatukee, Chandler, Gilbert, Mesa, Phoenix, or Tempe—here are a few of my favorite dog parks to take Lucky to. (the one on the left is Lucky)

diverdebirealestate: Brunch Down Memory Lane at Wimpys - 01/20/16 11:54 AM
A couple Sundays again, I took my son out for brunch. Like usual, I told him to pick and he suggested Wimpy’s Paradise in Downtown Chandler. I had never been there before, but he said, “trust me mom, it’s delicious.” Boy was he right—like usual.

Wimpy’s Paradise is more than your usual hole-in-the-wall, small family diner in the East Valley. It was once part of Pittsburgh Willys in Gilbert, but now, it’s all under one roof in Chandler. During the week, it serves fresh burgers, hot dogs, and sandwiches for lunch and dinner. On Sundays, it has a breakfast menu with … (0 comments)

diverdebirealestate: Ready to Shovel Sunshine? - 01/04/16 11:47 PM
Ready to Shovel Sunshine?
If you're like the hundreds of people living in the Mid-west and East coast not to mention our Canadian neighbors, you may be thinking another 3 months of shoveling snow if you're lucky.  Wouldn't you like to shovel some sunshine?
In Phoenix you can experience over 300 sunny days per year on an average with the winter months of Phoenix and surrounding areas of Gilbert, Chandler and Ahwatukee weather permitting allowing you to Hike, Bike Ride, Golf or just walk.  Afterwards why not relax and have dinner with your new friends you met at the golf course with a tasty beverages outside with … (1 comments)

diverdebirealestate: Healthy Eating Doesn't have to be Boring - 01/04/16 10:13 PM

With the Holidays behind us it’s time to think about 2016 and this year. My wish for all of you and myself...a world of Love, Light and Good Health. and to whatever else God puts before us, the strength to reach out to your friends and allow them to help you through it- together we can make this world a better place! Enjoy the year and Hugs to everyone!
With that being said I’m focusing on better clean eating and frustrated with the sauces and items that are loaded with sodium and sugar. It seems the more fat free items come on … (1 comments)

diverdebirealestate: This New Year's Eve Lets Think outside the Box - 12/30/15 02:05 AM
With New Year’s Eve right around the corner, it’s time to decided how you’re going to celebrate. Block party on Mill Ave? Visit the clubs in Scottsdale? Hit up a casino in Chandler? All of these are fun ideas, but be prepared to encountered huge crowds in a bar-like atmosphere.

Personally, I would much rather enjoy a low-key New Year’s party—preferably one where I can actually hear my friends and have a conversation. So, if you’re like me and live in the East Valley, here are a few ideas to help you ring in the New Years right.

diverdebirealestate: Breakfast and Lunch in Chandler, Arizona - 11/16/15 11:34 PM

Fresh. Healthy. Delicious. Those are the three words I would use to describe the food at the Original ChopShop Co. in Chandler. After just one visit, ChopShop is now a part of my East Valley breakfast rotation.  One of my clients turned me on to this place. She insisted I check this out after she read my review on Earnest Restaurant.

Located off Boston St. in Downtown Chandler, The Original ChopShop Co. offers an assortment of breakfast and lunch options, as well as a smoothies and fresh juices. Everything here is fresh and made to order, which is probably why it tastes … (1 comments)

diverdebirealestate: Keeping in Touch with Clients after Closing - 11/13/15 12:48 AM
If you are a real estate professional getting those clients and closing the transaction is what we do.
Then what?  For me, communication and keeping in touch with my past clients is more about building that relationship then asking for referrals (which is a definite plus and I do).
Many of my clients are first time home buyers that are very green about what to do after they move in and the sinks back up.  There is no property management company to call because they are their own property managers sort of speaking. I am there to assist with a plumber or a year … (16 comments)

November 11 is Veterans Day, so let me start off by saying thank you to all the men and women who have served or are currently serving our great country. Thank you for your bravery and selflessness.

 (Photo compliments of Randy Vuletich)
If you would like honor our military service members on November 11, there will be a host of Veterans Day parades around the valley. The two I would like to highlight are in the East Valley and Phoenix.

diverdebirealestate: My Review of Earnest, Chandler’s New American Bistro - 10/27/15 06:36 AM
Last weekend I tried a new restaurant in Chandler called Earnest—it was amazing. Located on the SE corner of Chandler Heights and Alma School, Earnest is a modern bistro with everything you could want: fantastic food, gorgeous décor, full-size patio, great service, and a huge wine selection.

Right when you walk in, the first thing you notice is their wine collection, which is on display behind a big, clear-glass wall. There must have been at least 300 bottles. It looked heavenly. The hostess was very friendly and took us to our patio table. When we sat down, she handed us an … (0 comments)

diverdebirealestate: Ahwatukee Custom Estates Perfect 10 - 10/21/15 06:29 AM
Each month I’m blessed with a lot of great listings, which you can view HERE, but there’s usually one that stand outs from the rest. For October, that listing is 12667 S Honah Lee CT, Phoenix, AZ 85044. It's my perfect 10 in the Ahwatukee Custom Estates.

Built in 2005, this luxurious Ahwatukee home is truly amazing. It’s on a ½ acre in a quiet cul-de-sac in the Ahwatukee Custom Estate subdivision. The house is just under 6,000 sqft, with 6 bedrooms, 4.5 baths, and a 4-car garage. And when I say it has everything—I mean everything. Hardwood floors, lush carpet, crown modeling, … (0 comments)

diverdebirealestate: What to look for when purchasing a Home - 10/16/15 03:37 AM
What to look for when purchasing a home can vary from client to client, location to location and what is the budget.
So many buyers want that perfect house to call home.  It’s important for us their real estate agents to guide and education them on the process.  We need to help them self-discover.  Is this a property they will be living in for 1-3 years, 3-5 years or their forever home? (Which we all know is never the case regardless of what they say)
When I speak with my buyers I always suggest to them to make a list of their needs … (6 comments)

diverdebirealestate: When a Rolls Royce is sitting in a Lexus Dealership - 10/12/15 12:53 PM
We’ve all dreamed of that listing that would rate a perfect 10. The type of property that when you view it for the first time to evaluate what needs to be done to get it ready to put on the market, there is nothing that needs to be done. I have such a listing.
This property was built by UDC builders and sits in the neighborhood of Dove Canyon in Phoenix Arizona in an area called Ahwatukee. Those of us that live there call it a giant cul-de-sac inside a large city. It’s surrounded by mountains and has hiking and biking trails … (3 comments)

diverdebirealestate: My Trick-or-Treat Advice for a Fun and Safe Halloween - 10/07/15 09:30 AM
Get ready ghouls and ghosts; Halloween is quickly approaching. If you live in the East Valley and are wondering where the best place to take the little ones trick-or-treating, the answer may surprise you. It’s not Chandler, Gilbert, or Mesa—it’s the Ahwatukee Foothills. Now, I’m not plugging Ahwatukee just because I live here, but according to Zillow.com, Ahwatukee provides the most candy with the least amount of walking and fewest safety risks in the entire East Valley.
Here are a few great neighborhoods within Ahwatukee that I would highly recommend.
Club West (come visit me!)  Mountain Park Ranch  Lakewood  Eagle … (0 comments)

diverdebirealestate: Hiking in East Valley- Phoenix - 09/29/15 12:24 PM
After another hot and miserable summer, I’m happy to say it’s finally cooling off soon (I hope)—meaning hiking season is back and around the corner. I’ve been waiting six months, but now, I can finally lace up my Nike's and hit the trails. Hiking is one of my favorite outdoor activities when I’m not blowing bubbles scuba diving. It allows me to play outside, enjoy nature, and get a great workout in. But if you’re like me, hiking the same trails over and over again, or battling the crowds, is not quite my idea of fun. So, to help you out, here … (1 comments)

diverdebirealestate: Ahwatukee Home with Pizza Oven - 09/23/15 02:41 AM
With over 300+ days of Sunshine in the Phoenix area it's no surprise that many owners have amazing backyards.  This property located at 15404 S 4th Drive in 85045 of Ahwatukee, Dove Canyon development is no except.
Dove Canyon is a small subdivision located in the foothills of Ahwatukee off Chandler Blvd and 5th Avenue surrounded by great mountain views, hiking and biking trails and minutes from the freeway, local shops and dining facilities. There are limited homes that come on the market in this neighborhood.
The property located in Dove Canyon at 15404 S 4th Drive had the original owners spend over … (0 comments)
