The importance of having a Home Warranty cannot be emphasized enough. The other day, my buyers just moved into their new home.  A few days after this momentous event, they received their home warranty information.
There was a package explaining how to register their home on line and to initiate the protection. Fidelity National Home Warranty had a very simple and professional package. The buyers waited a few days before they accomplished this task.

The last few days of a transaction are critical! Communication is always important!
I have found that often the last two days of a transaction can make the difference if you have a happy buyer or seller. Often times it makes the difference if you will get more referrals from the buyer or the seller.
So why it is that Sellers & Buyers and Agents do not focus on it?

What advice would you give to the buyer if you were in a Multiple Offer situation?
Often times we are in a competitive situation and we need to help the buyer get the property. What do you say to the buyer?
My answer is very simple to this question. I tell the buyer when they are in a multiple offer situation simply decided what is it worth to them to get the property. In case you missed it at the Edison Electric Institute’s Annual Convention in Las Vegas, Warren Buffet spoke about increasing his holdings and he also mentioned that he was intending on spending more Billions of Dollars of his Berkshire Hathaway funds to buy Solar and Wind Energy Companies.
When asked, he indicated that this is the future and is a stable investment, unlike some of the more turbulent opportunities out there today.
